Job description

Leading cost consulting and project management firm has an immediate opening for a Cost Consultant in Vancouver, Edmonton, and Toronto. Working with the loan monitoring team, the Cost Consultant will review and verify all project-related documentation and contracts, prepare and track all budgets, commitments, and costs incurred, and forecast an independent cost-to-complete for the project.

Outpost Recruitment is excited to work with our client on this full-time permanent role. Salary: $80,000-120,000.

The Cost Consultant will be responsible for acting as the independent interface between lenders and developers. They will track projected revenues, development approvals, compliance documentation, construction contracts, and committed revenue, providing in-depth monthly reporting until project completion and mortgage repayment.

Key Responsibilities of Cost Consultant:
  1. Visit construction sites monthly to review contractor and subcontractor progress claims.
  2. Provide pre-development services to establish project feasibility and identify risks.
  3. Review development schedules, overall project progress, and anticipated completion dates with the lender.
  4. Establish and track project budgets, including costs to date and costs to complete.
  5. Develop cash flow projections and summaries.
  6. Confirm borrower’s equity contribution.
  7. Prepare and submit preliminary reports to the lender before loan advances.
  8. Review construction contracts and commitments to minimize risks of project completion.
  9. Provide approvals for insured deposit advances and keep the insurance lender updated.
  10. Process payment certifications under construction contracts in compliance with the Provincial Lien Act.
  11. Review all material financial project documentation implications.
Experience of Cost Consultant:
  1. Bachelor’s Degree in Construction Management, Quantity Surveying, Civil/Structural Engineering, Building Science, or related field.
  2. 1-5 years of experience in loan monitoring or project monitoring.
  3. Strong understanding of RICS Project Monitoring guidelines and standards.
  4. Excellent communication and time management skills, capable of managing multiple projects.
  5. Intermediate understanding of construction estimates and development schedules.
  6. In-depth industry knowledge including development, contracting, and consulting services.
  7. Working knowledge of the Provincial Lien Act and CIQS standards.
  8. Understanding of standard contract conditions (CCDC).
  9. LEED, RICS/PQS certification in progress is an asset.
