The Senior Storage Manager (Property) will be responsible for the efficient operation, maintenance, and client servicing of our storage facilities. As Inospace launches a new storage site joining our portfolio, we are looking for a candidate to lead this expansion. This role is pivotal in maximizing revenue, optimizing occupancy rates, and minimizing arrears to ensure overall portfolio success. It is a leadership position suited for someone who thrives in a fast-paced, client-facing environment and demonstrates high operational discipline.

• Property Operations Management:
• Establish all operational aspects of the storage facilities, ensuring adherence to quality standards and regulatory compliance.
• Conduct regular site inspections to assess property conditions and identify maintenance or improvement needs.
• Implement and manage standard operating procedures to optimize property operations and enhance customer experience.
• Leasing and Occupancy Management:
• Develop and execute leasing strategies to maximize occupancy rates and rental income.
• Manage the leasing process, including prospecting, tenant screening, lease negotiations, and onboarding.
• Maintain accurate records of leasing activities, vacancies, and tenant profiles.
• Prepare and monitor the annual operating budget for the storage portfolio, ensuring alignment with financial goals.
• Monitor revenue and expenses, analyze financial data, and identify opportunities for cost savings and revenue growth.
• Implement proactive measures to minimize arrears and delinquencies, including effective debt collection strategies.
• Client Relationship Management:
• Build positive relationships with tenants, addressing their needs and concerns professionally and promptly.
• Provide excellent customer service to ensure tenant satisfaction and retention.
• Serve as the primary contact for tenant communication and dispute resolution.
• Collaboration and External Coordination:
• Work with internal teams such as maintenance, leasing, finance, and marketing to meet portfolio objectives and deliver value-added services.
• Coordinate with external service providers and contractors for timely property maintenance and repairs.

- Must be a South African citizen.

- Willingness to work onsite at various Business Parks within the designated area.

- Excellent communication and conflict resolution skills.

- Proven experience in handling operational logistics, maintenance, and tenant relations.

- Prior experience in a similar environment, focusing on storage-based solutions.

- Specific experience managing storage or property operations for business or commercial storage spaces.
