Job summary

A well-established dynamic Real Estate Company is seeking a Property Manager to effectively manage units in Kimberley for the Bloemfontein region. The successful candidate will oversee operational, financial, and compliance management of student accommodations, ensuring high occupancy and tenant satisfaction. Minimum requirements include a BSc in Property Studies or similar, 3–5 years’ experience in property management, and strong financial skills. The role offers a dynamic work environment focused on enhancing asset value and tenant relations.

Qualifications

  • 3–5 years’ experience in property management, preferably in student accommodation.
  • Strong financial and administrative skills.
  • Knowledge of relevant legislation (PPRA, OHS, POPIA).
  • Experience managing contractors and facilities.

Responsibilities

  • Manage day-to-day operations of student accommodation residences.
  • Oversee tenant relations and issue resolution.
  • Ensure compliance with lease agreements and property policies.
  • Manage budgets, rental collections, and expense control.
  • Conduct regular inspections and health & safety compliance.

A well established dymanic Real Estate Company is recruiting a Property Manager to effectively manage Units on Birbeck in Kimberley for the Bloemfontein region.. The successful candidate will be responsible for the full operational, financial, and compliance management of student accommodation properties, ensuring high occupancy, tenant satisfaction, and asset value protection.

Key Responsibilities
  • Manage day-to-day operations of student accommodation residences

  • Oversee tenant relations, student onboarding, and issue resolution

  • Ensure compliance with lease agreements, house rules, and property policies

  • Coordinate maintenance, repairs, and contractor management

  • Conduct regular inspections and ensure health & safety compliance

  • Manage budgets, rental collections, arrears, and expense control

  • Compile monthly management and operational reports

  • Maintain high occupancy levels and support leasing initiatives

  • Liaise with universities, service providers, and stakeholders

Minimum Requirements
  • Matric / Grade 12 (relevant property qualification advantageous)

  • 3–5 years’ experience in property management, preferably student accommodation or residential portfolios

  • BSc or BSc Honours in Property Studies or BCom in Accounting (with or without Honours)
  • A Professional Designated Exam (EAAB) will be advantageous (Must hold an FFC certificate)
  • Strong financial and administrative skills

  • Experience managing contractors and facilities

  • Knowledge of relevant legislation (PPRA, OHS, POPIA)

  • Proficient in MS Office and property management systems

  • Strong communication, organisational, and problem-solving skills

  • Audit experience will be an added advantage.

  • To perform this job successfully, an individual should have extensive knowledge Microsoft Word; Excel; accounting software; and MS Office.
