We are seeking a Villa Manager to help our team manage the daily operations of our business unit in Bali.
Daily Operations
Check the condition of all 5 villas and shared areas at the start of day.
Ensure lighting presets, scent diffusers, sound settings, and layout follow BNesta standards.
Confirm pools, gardens, and public areas are clean and safe.
Monitor guest arrival, stay, and checkout through the digital system.
Solve operational issues calmly and escalates only when necessary.
Oversee Guest Assistant’s tasks and night coverage.
Guest Experience Oversight
Ensure privacy focused, low contact service is followed by all staff and vendors.
Review guest preference forms and confirm villa preparation.
Monitor digital check in, WhatsApp communication, and guest satisfaction.
Handle complaints and unexpected issues with clear action.
Outsourced Team Management
Check quality of room cleaning and amenity setup.
Perform daily and weekly inspections.
Track linens, towels, and consumables.
Report performance issues to vendor.
Security Vendor
Review shift roster and gate presence.
Monitor CCTV, access logs, and patrol reports.
Ensure visitor screening and guest privacy procedures.
Manage emergency cases with the vendor.
Maintenance and Facilities
Inspect villa equipment, lights, AC, plumbing, and pools daily.
Coordinate with external technicians for repairs.
Maintain updated asset list and damage reports.
Ensure smart home devices (Alexa, sensors, and presets) operate correctly.
Administration and Reporting
Prepare weekly reports for the Head of Business.
Track expenses, stock usage, and replenishment.
Review vendor invoices against actual work.
Support budget planning and cost control.
Safety and Compliance
Ensure operations follow Indonesian labor, safety, and hygiene rules.
Maintain emergency procedures and first aid supplies.
Train Guest Assistant and support vendor safety training.
Skills and Experience
Experience in managing villas, serviced apartments, or boutique properties.
Strong vendor coordination and quality control skills.
Problem solving and operational judgment.
Basic tech literacy with PMS, WhatsApp, CCTV, and smart home tools.
English and Bahasa Indonesia.
Have full working rights for Indonesia.
Calm, steady, and organized.

Clear communicator with vendors and internal teams.
Neat appearance with no visible tattoos.
