Operations Manager – Bali Dream Living Real Estate (Uluwatu, Bali)

Bali Dream Living Real Estate is expanding our villa management division across the Bukit. To support this growth, we are seeking a reliable, organised, and service-driven Operations Manager who can uphold long-standing hospitality standards while embracing smarter, more modern systems.

This role plays a central part in ensuring our villas operate smoothly every day — from team coordination and quality control to reporting, scheduling, and on-the-ground operations. You will also take over the administrative responsibilities currently handled by our Property Management Admin, giving you full operational oversight.

About the Role

The Operations Manager is responsible for the day-to-day performance of all villas under Bali Dream Living management. You will lead the operations team, coordinate cleaners and maintenance teams, oversee villa readiness, conduct routine inspections, support guest operations, and ensure every property meets our established standards.

This is a hands‑on role requiring strong leadership, high attention to detail, and the ability to keep multiple tasks running smoothly at once.

Key Responsibilities
Villa Operations & Quality Control
  • Oversee daily villa operations across cleaning, maintenance, readiness, and guest preparation
  • Conduct regular villa inspections and ensure all properties meet BDL standards
  • Manage maintenance issues, repairs, consumables, and preventative upkeep
  • Coordinate with cleaners, gardeners, pool technicians, and contractors
  • Create weekly schedules for villa staff and field teams
  • Supervise performance, provide training, and uphold uniform and professional standards
  • Lead with consistency, fairness, and structure
Guest Operations Support
  • Support guest check‑ins/check‑outs when required
  • Ensure quick resolution of guest issues and emergencies
  • Coordinate with Guest Management and HostBuddy AI for smooth communication flows
Administration & Reporting
  • Prepare weekly and monthly operational reports
  • Manage villa documentation, inventory logs, receipts, and financial alignment
  • Handle utility payments (PLN, water, gas, garbage, laundry)
  • Track consumables, villa expenses, and supplier invoices
  • Report villa costs and operational data to management
  • Source quotes for villa supplies and repairs
  • Manage suppliers and ensure timely delivery
  • Monitor budgets and maintain cost discipline
Process & System Implementation
  • Enforce BDL operational SOPs across all villas
  • Use digital tools (Google Drive, Hostaway, internal checklists) to maintain structure and efficiency
  • Support onboarding of new villas into our portfolio
Requirements
  • 2+ years experience in hospitality, hotel, villa operations, or property management (Bali experience strongly preferred)
  • Strong leadership skills and ability to manage field teams
  • Comfortable using technology and administrative systems
  • Excellent communication in English and Bahasa Indonesia
  • Able to handle pressure, multitask, and prioritise issues
  • Honest, disciplined, solution‑oriented, and committed to high service standards
  • Must hold a valid driving licence and be comfortable travelling between villas
  • Must be based in the Pecatu area
