Brief Description

We have a fantastic opportunity for a strategically minded and commercially astute Senior Surveyor to join our Workplace Team within Route Services Finance and Business Support. In this post you will be responsible for providing expert property advice and managing a complex portfolio to ensure value for money. A central and strategic part of this role involves working in close partnership with the Head of Workplace to develop, shape, and deliver our National and London accommodation strategies. Your expertise will be critical in determining how and where Network Rail occupies space, directly influencing the efficiency and future of our corporate estate.

Responsibilities
  • National & London Strategy: Work directly with the Head of Workplace to develop, refine, and implement long-term national and London specific accommodation strategies. Ensure these strategies align with operational demands, financial constraints, and organisational transformation goals.
  • Strategic Portfolio Management: Provide professional surveying expertise to inform strategic decisions on the entire corporate estate, from leasehold acquisitions and disposals to managing lease events (renewals, break clauses, rent reviews) across the national portfolio.
  • Financial Oversight & Modelling: Partner with the Finance team to build robust financial models for occupancy costs, forecast budgets, and provide detailed business cases for strategic property decisions, ensuring value for money across both national and London portfolios.
  • Workplace Optimization: Provide crucial property and commercial advice on projects aimed at optimising space utilisation, implementing agile working, and managing large-scale relocations or consolidations.
  • Stakeholder Engagement: Act as a key liaison between the Finance team, the Head of Workplace, and internal operational clients. Translate business needs into property solutions and effectively communicate complex strategies to senior stakeholders.
  • Market Analysis: Conduct thorough market analysis for key locations, particularly within the London market, to provide insights on trends, pricing, and opportunities that inform our strategic plans.
Qualifications
  • Educated to degree level or equivalent
  • MRICS qualified
  • Wide range of General Practice surveying experience
  • Excellent communication and influencing skills
  • Proven negotiation skills at senior level
  • Proven experience of managing complex property transactions
  • Experience of stakeholder management
  • Strong presentation skills
  • Desirable: Understanding of compulsory purchase issues
  • Desirable: Understanding of the rail industry and rail legislation
  • Full Driving Licence
