Project Manager - Residential Development

A leading residential developer is seeking an experienced Project Manager to oversee the delivery of a major development as part of a growing portfolio of high-quality, mixed-use schemes. This is a fantastic opportunity for a driven individual to take ownership of a complex project and lead a dedicated site team from start to finish.

As Project Manager, you will be responsible for ensuring timely and efficient project delivery, while maintaining high standards of build quality, health & safety, and customer satisfaction. You'll work closely with internal stakeholders, subcontractors, and site teams to coordinate and drive successful outcomes across all aspects of the build.

Key Responsibilities:
  • Lead the development and oversee all on-site operations in line with programme and occupation strategy.

  • Monitor construction progress, quality and compliance through inspections, reviews, and detailed sign-offs, ensuring documentation is accurately maintained via Fieldview or similar systems.

  • Report weekly to senior management on programme status, resource planning, and quality control.

  • Collaborate with Customer Service, Sales, and Commercial teams to ensure cross-functional alignment.

  • Proactively champion a health & safety-first culture across the site, reducing risk and ensuring full compliance.

  • Ensure exceptional quality of finish, achieving handovers to the required standard and supporting high customer satisfaction scores (e.g., NPS/IHR).

  • Lead, motivate and manage the site team, including performance reviews, training and development planning.

  • Control costs and manage commercial performance, including hired plant/labour budgets and participation in cost meetings.

  • Act as the key point of contact for Customer Service, Housing Associations and other stakeholders during handovers and post-completion.

  • Manage sustainability targets, CCS scoring, temporary works, CDM compliance, and material stock.

  • Host and document all core operational meetings, including subcontractor reviews and board-level updates.

Requirements:
  • Proven experience as a Project Manager in residential construction.

  • Strong leadership and communication skills, with the ability to manage and develop teams effectively.

  • Solid understanding of build programmes and construction processes, particularly within residential schemes.

  • Skilled in identifying programme risks and implementing corrective actions.

  • Experience with digital quality management systems such as Fieldview.

  • Health & safety focused, with a track record of driving safety standards on site.

  • Customer-focused approach with experience in managing snagging, handovers, and defects resolution.

  • Knowledge of temporary works, CDM regulations, and sustainable construction practices.
