Purpose of the job

To control and implement deliverables against all allocated Customer Specific Service Level Agreements. To contribute to the development and successful operation of the Managed Services function, working with colleagues to develop and implement departmental strategy, objectives and improvement processes. The operational requirement is to be part of a 24/7 team on a shift rota and to cover shifts where possible. The Shift Technician liaises with the Shift Manager to ensure delivery within the expected timescales, maintains a positive image of the company with customers, and ensures environmental conditions for critical building systems are maintained. The role includes Planned Preventative Maintenance (PPM), reactive and breakdown works on mechanical and electrical systems. Demonstrates knowledge of UPS, Generators, HV, PDU’s, CRAC units or equivalent, including fault finding from graphical information and current alarm data.

Key responsibilities
  • Ensure routine PPMs are carried out to all mechanical and electrical plant in accordance with site task schedules and asset lists.
  • Perform work to a high standard in line with industry practices.
  • HV qualification is required; individual must obtain Authorised Person status to meet contract requirements.
  • Complete reactive tasks, identify areas for improvement, and include concessionary stores and fabric items where applicable.
  • Work safely at all times and escalate incidents or hazards promptly to the line manager.
  • Rectify plant faults promptly to maintain serviceability; escalate concerns to the Shift Manager.
  • Ensure spares are available for maintenance and reactive works; provide parts lists and estimated timescales for remedial works.
  • Complete relevant paperwork for PPM, reactive, and breakdown works and submit to the Shift Manager and contract administrator without delay.
  • Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
  • Develop good working relationships with CBRE staff and Client representatives.
  • Provide a Safe and Healthy working environment, wear uniform and PPE at all times, and maintain a professional image of CBRE.
  • Keep up-to-date shift logs and site log books, ensure critical areas are secured and clean.
  • Supervise and monitor sub-contractor works, ensuring permits and Risk Assessments are issued and adhered to.
  • Arrange and provide holiday and sickness cover as needed; be flexible in working patterns.
  • Remain on site until a full complement of shift personnel are present; undertake lone working when required.
  • Understand business systems, processes and procedures to stand in for the shift manager when needed.
  • Inform Shift Manager/Engineering Manager of any absence or lateness per company process.
  • Coordinate annual leave with appropriate cover per company process.
  • Check emails, job requests and online training regularly and complete within specified timeframes.
  • Be aware of and comply with contractual KPI/SLA requirements.
  • Complete weekly timesheets by 9am every Friday and provide to Contract Support; submit overtime via the relevant form.
  • Participate in drills, scenario training, and technical assessment tests.
  • Perform any other duties within your skill set as delegated by your Line Manager.
Required qualifications & experience

Education

  • A good basic education is essential, with good written and spoken English and mathematical skills.

Training

  • Formally trained City & Guilds in Mechanical/Electrical/Refrigeration Building Services maintenance. Strong skills on Building Management Systems would be an advantage.
  • HV Authorised or a valid HV Authorised Person qualification.
  • BS7671 2018 18th Edition Regs.

Experience (Essential)

  • Experience of maintaining close control humidity & temperature conditioned environments. A good, all-round knowledge of Generators, electrical systems, UPS, Chiller Heating & Ventilation / Air Conditioning and building management systems and their methods of control.
  • Working in a critical environment – data centre experience.

Accountabilities

  • Directly accountable to the Shift Leader / Engineering Manager, with a dotted line to the Data Centre Ops Manager for HR/pay/sickness and training requirements.
  • The post holder does not have any directly reporting staff.
  • This post carries no direct budgetary responsibility but financial awareness is required when replacing parts and consumables.
