The Property Manager is responsible for managing a portfolio of residential properties in an efficient and effective manner with the highest level of customer service to both residents and owners. Operate within our standards of safety, high quality customer service and efficient operations.
Responsibilities
- Residential Team Member: Actively contribute to the achievement of team objectives; accept shared responsibility and ownership of projects; involve others in decision making and work for consensus; respect individual differences; acknowledge and work through conflict openly.
- Management of Staff: Supervise and manage administrative and operational staff at the properties within your portfolio; ensure effective performance management of staff.
- Customer Service Relations: Maintain the highest level of customer service for residents and owners; communicate effectively with residents and external parties; promptly address areas of concern; manage resident functions to win and maintain goodwill; focus on resident retention; handle complaints promptly and appropriately.
- Administration: Monitor timely rent collections and ensure statutory compliance; communicate about rent collections; organize eviction processes if needed; code and approve invoices; review and approve rental applications; ensure up-to-date Management Reports (Accounts Receivable, Accounts Payable, variances, monthly inspection reports); prepare yearly budgets for relevant properties.
- Building Maintenance: Adhere to SKPM’s standards including legislative requirements, safety, and emergency procedures; conduct pre-inspections and vacate inspections; schedule maintenance; develop scopes of work, negotiate pricing, and prepare paperwork; place service calls and coordinate contracted work; conduct regular inspections of common areas and address deficiencies; propose improvements to property management processes.
Scope
- Report to the Vice President of Residential Operations.
- Work in close cooperation with other Residential Property Managers and the Residential Property Accountant.
Qualifications
Education
- Minimum High School diploma (Grade 12 / 13).
- Preference: College Degree and / or Industry Designation.
- Requirements: ability to read and write English fluently, perform intermediate mathematical functions, and use property management software.
Experience
- Minimum of three years of experience in residential property management or a related field.

Special Requirements
- Valid driver license; willing and able to be on call and work irregular hours.
