Homes By Design specialises in delivering bespoke, high-quality design and build solutions for luxury residential and commercial spaces. Our expertise spans interior design, fit-outs, custom furniture, landscaping, swimming pools, and outdoor living enhancements.

We are seeking an experienced and commercially astute Quantity Surveyor (QS) to join our growing team. The successful candidate will manage and oversee project costs from concept to completion across a diverse portfolio including residential villas, penthouses, apartments, and select commercial projects such as retail spaces, offices, and hospitality environments.

Working closely with project managers, architects, and design teams, you will play a key role in ensuring financial control, contractual compliance, and commercial success across both interior and exterior scopes.

Key Responsibilities
  • Prepare detailed cost estimates, BOQs, and tender documentation for luxury residential and commercial projects, including interior fit-out, custom joinery, furniture, landscaping, pools, and outdoor structures.
  • Analyze drawings and design specifications to provide accurate take-offs, pricing, and budget forecasting.
  • Manage the procurement process, including vendor selection, bid evaluation, negotiation, and contract preparation.
  • Monitor project costs, highlight variances, and maintain up-to-date cost tracking and cash flow reports.
  • Evaluate and process variations, change orders, and extensions of time with proper documentation and client transparency.
  • Conduct site visits to verify quantities, assess work progress, and validate contractor payment applications.
  • Support the commercial delivery of fit-out and design projects from initial planning to final account settlement.
  • Collaborate with internal and external stakeholders to align financial objectives with design intent and project delivery.
  • Prepare monthly valuations, interim payment applications, final accounts, and post-project cost analysis.
Skills & Competencies
  • Comprehensive Cost Management: Ability to manage and control budgets across various project types and disciplines.
  • Commercial Awareness: Strong understanding of pricing trends, procurement strategies, and supplier/subcontractor dynamics in the UAE.
  • Contractual Proficiency: Experience with FIDIC and UAE contract law, including managing contractual risks.
  • Technical Accuracy: High attention to detail in measurements, documentation, and report preparation.
  • Software Expertise: Proficiency in MS Excel, CostX, Bluebeam, PlanSwift, or equivalent QS software. AutoCAD familiarity is a plus.
  • Communication: Strong verbal and written skills for client reporting, contractor liaison, and internal coordination.
  • Multi-Disciplinary Coordination: Confident handling both interior design & fit-out and landscaping/pool projects, including commercial scopes.
Experience Requirements
  • 4–8 years of UAE experience as a Quantity Surveyor, ideally with both residential and commercial project exposure.
  • Proven track record in cost management for luxury villas, apartment fit-outs, offices, showrooms, or hospitality spaces.
  • Strong understanding of bespoke interiors, custom furniture, soft/hard landscaping, pool works, and MEP coordination.
  • Solid background in estimating, tendering, contract administration, and final account closeout.
Skills
Qualifications & Knowledge
  • Degree in Quantity Surveying, Civil Engineering, or Construction Management.
  • Professional affiliation with RICS, AIQS, or equivalent (preferred but not essential).
  • Strong knowledge of UAE market rates, materials, and sourcing strategies.
  • Familiarity with sustainable design principles and cost–value engineering techniques.
