Job description
Job Brief:

Construction Manager - Finishing is authorised, accountable and responsible for ensuring Finishes of the High-end properties and Luxury Villas (multiple projects) as per the Project control plan, Quality control plan, and inspection test plan, ensuring project outcome is as per the acceptance criteria of the project, before handover to the clients.

Key Task & Responsibilities :

Project Quality Assurance: To oversee the quality of workmanship and material used in finishing works between various contractors Civil, MEP, Joinery, Tiling, Painting, etc within projects to ensure that construction is delivered to the client with the best-in-class quality standards and within agreed time scales. Role holders is responsible for auditing and verifying that the project team, workers, and subcontractors are knowledgeable of good quality workmanship across all work activities in construction, and work within detailed design specification’s tolerance level across all disciplines, including but not limited to: concrete structure, blockwork, plastering, screeding, MEP, Joinery, Tiling, Painting, natural stone, aluminium and glazing, false ceilings etc. Study, review and validate shop drawing that can be audited with precision to meet specification requirements to ensure the final finishes of the area at each stage and avoid discrepancies.

Stop Work: Authorised to stop work, reject material and equipment, and direct the removal and replacement of any man, material or work not in compliance with required quality standards, contract documents, applicable codes, building standards, and/or established construction engineering principles or activities that present life‑threatening conditions or damage to the site. Takes ownership that any quality issue identified is addressed before final approval to move to the next milestone of the project plan.

Project Milestone & Finishes: As delivering the project according to the project milestones is the responsibility of the Project Manager. The Role Holder is responsible for ensuring that Quality of workmanship and materials are not compromised in the process. As such, the Role Holder is to work within the project timeframes contracted to support the project team in its timely delivery, and deliver assessments and training of staff and workers of the Company and subcontractors to raise their standard of work. However, ensuring best‑in‑class quality of the finishes takes precedent, and the Role Holder may stop the work, remove from site any material, worker, or staff member that is not in compliance and is compromising the quality of work.

Quality Delivery & Snagging /De-snagging: Reviewing the snagging and de-snagging of the finished building, assess its quality, and either approve for submission to the consultant/client or reject and return to Project team to redo. Attend with Project team when needed to the Consultant/Client meetings to review and agree Snag lists.

Stakeholder Management: Support the Project Team, and when needed, attend or lead meetings with the Consultants, Clients, and/or Supply chain, to discuss quality of workmanship and material on the projects. Set the standards and method statements that the Company and its Supply chain need to follow to deliver quality workmanship across all construction activities and achieve a best‑in‑class finished product.

Training: Create and Set training manuals of quality of workmanship and material for each activity in construction, and deliver training to staff and workers, of the Company, Subcontractors and Clients/Consultants, from time to time to raise the performance and standards across the Company.

Any other tasks are assigned from time to time.

EXPERIENCE KNOWLEDGE AND SKILLS
  • Engineering – Construction, Civil, Architecture, or Trades with a minimum of 10 years of similar experience as finishing manager within the Finishes domain for High-end properties, Luxury Villas or Hotels /Hospitality
  • Excellent highly developed people and communication skills
  • Demonstrated supervisory and project management skills
  • Good project management, analytical and problem solving and facilitation skills

Knowledge: Familiarity with the construction related software
