JOB SUMMARY

To inspect, repair, and maintain HVAC air quality control and refrigeration equipment. Maintain and conduct daily inspections of the mechanical plant. Monitor and control property temperatures. Monitor and analyze energy and utilities usage. Calibrate all controls, gauges, meters, and other HVAC ancillary equipment. Assemble, install, and maintain pipe assemblies, fittings, valves, etc., relating to HVAC systems and equipment.

CANDIDATE PROFILE

Experience:

• Minimum 3 years of related work experience in a hotel environment.

Skills and Knowledge:

• Ability to read and follow blueprints/schematics.
• Ability to assemble, install, test, and troubleshoot HVAC equipment.
• Good understanding of HVAC codes (local and ASHRAE).
• Knowledge of HVAC tools and instrumentation.
• Knowledge of Lockout/Tagout protocols, OSHA, and other HVAC safety procedures.
• Understanding of maintenance inventory and requisition of parts and supplies.
• Effective verbal communication with guests and coworkers.

Education or Certification:

• Minimum technical trade or vocational certificate/diploma or equivalent.

SPECIFIC DUTIES

The following are specific responsibilities and contributions critical to the successful performance of the position:

• Inspect, repair, and maintain HVAC equipment (e.g., air conditioning units, exhaust fans, fridge cold rooms, ice machines), including replacing filters and cleaning coils.
• Handle shift duties assigned by the shift supervisor.
• Repair electrical appliances of the property.
• Ensure all electrical panels and safety devices are functioning properly and scheduled servicing is completed.
• Perform repairs on heating, ventilation, air conditioning, and refrigeration systems.
• Respond to and attend to guest complaints and repair requests.
• Communicate with guests or staff to resolve HVAC maintenance issues.
• Conduct periodic rounds to support equipment and maintain operating logs.
• Maintain records of work performed, time, and preventive maintenance using the transcendent system.
• Update work order logs and inform the engineering supervisor on duty about the status of work.
• Read blueprints and manuals, and apply equipment knowledge for repairs.
• Visually inspect tools, equipment, or machines.
• Perform advanced troubleshooting of refrigerant and control systems, including refrigerant reclaiming with proper regulatory paperwork.
• Fabricate and assemble sheet metal AC ducts.
• Operate various Building Automation Systems (BAS).
• Coordinate with service representatives for installations or repairs.
• Identify and operate shutoff valves and utility shutoffs.
• Instruct personnel in proper operation of HVAC equipment.
• Participate in energy use studies and savings programs as requested.
• Use Lockout/Tagout procedures before maintenance.
• Display basic computer skills, including scheduling and temperature adjustments.
• Test, troubleshoot, and repair all types of equipment as needed.
• Perform basic repairs on plumbing, electrical components, and guest room items.
• Plan and execute scheduled preventive maintenance.
• Recharge refrigerant systems and maintain refrigerant usage records.
• Implement energy conservation techniques on HVAC systems.
• Use computers to enter and locate work-related information.
• Communicate daily activities and issues to other shifts.
• Perform other reasonable duties as required.
• Maintain safety and cleanliness of the engineering area.
• Participate in departmental meetings and training.
• Assist in energy conservation efforts, including coordination with banquet staff.
• Comply with hotel and corporate SOPs and LSOPs.
• Attend safety and fire training, adhering to safety instructions.
• Document all work performed and supplies used.
• Serve as an active member of the hotel emergency response team.
• Carry out tasks assigned by your supervisor.
• Maintain high standards of hospitality and guest concern.
• Practice accident prevention and safety procedures.
• Maintain high standards of GSS and brand standards in guest areas.
• Perform any other job assignments as directed.
