Senior Director, Occupancy Planning & Management for Technology APAC Account
Role Overview:
JLL's Work Dynamics division is seeking a strategic and innovative Senior Director to lead our Occupancy Planning & Management (OPM) team for Technology APAC Account. This pivotal role will drive transformational change in government workplace strategies, optimizing space utilization and enhancing operational efficiency across multiple agencies. You will serve as the functional representative for OPM across client location and act as a trusted advisor to the Account Director and leadership team.
Key Responsibilities:
Strategic Leadership and Client Management:
· Develop and implement comprehensive OPM strategies aligned with client objectives
· Foster strong relationships with all Business Leaders, stakeholders and internal teams
· Lead high-level negotiations and presentations to secure new business opportunities
· Drive innovation in workplace solutions, leveraging emerging technologies and trends
Operational Excellence and Service Delivery:
· Oversee OPM services across Client Portfolio across APAC, (excluding India) approx. 7 million sqft having offices in Japan, China, Taiwan, Malaysia, Philippines, Singapore, etc, ensuring consistent quality and client satisfaction
· Implement best practices in space planning, utilization, and workplace optimization
· Develop and monitor KPIs to drive continuous improvement in service delivery
· Collaborate with cross-functional teams to integrate OPM with other workplace services
· Review, prepare, and update project status reports on seat demand, supply, and capacity forecasts
Team Leadership and Development:
· Lead, mentor, and develop a high-performing team of OPM professionals
· Foster a culture of innovation, collaboration, and client-centric service
· Ensure team members have the necessary skills and resources to meet evolving client needs
· Serve as the Subject Matter Expert (SME) for key systems, processes, and client deliverables
Financial Management and Business Growth:
· Manage budgets, forecasts, and financial performance for the OPM function
· Identify and pursue opportunities for revenue growth and service expansion
· Develop pricing strategies and proposals for new and existing services
· Expand OPM services across government and private sectors in the region
Qualifications and Experience:
· Bachelor's degree in Business, Real Estate, Facilities Management, or related field (MBA preferred)
· 10+ years of experience in occupancy planning, workplace strategy, or related areas
· Proven track record of leading large-scale OPM initiatives, preferably in government or corporate environments
· Strong understanding of Australian government operations and workplace policies
· Experience with workplace technology solutions and data analytics platforms
· Proficiency in Microsoft Office Suite, CAFM systems, and space planning software
Essential Skills and Competencies:
· Exceptional leadership and stakeholder management abilities
· Strong analytical and problem-solving skills with a data-driven approach
· Critical thinking and ability to tell a story through data
· Microsoft Excel (pivot table, vlook-up, cell calculations), and understand floorplans.
· Proficiency in Microsoft Office Suite and the ability to consolidate data and floor plans into PowerPoint Presentations for clients will be highly valuable for the job. AI related knowledge
· Excellent communication and presentation skills at all levels of leadership
· Strategic thinking and ability to translate vision into actionable plans
· Ability to create accurate and credible planning reports to support Corporate Real Estate decision making including space, demand and utilization tracking.
· Ability to navigate complex organizational structures and drive change
· Proficiency in relevant software tools (e.g., CAFM systems, space planning software)

Location and Travel:
Based in any of the following locations, China, Japan, Philippines or Singapore, at Client’s office, 5 days a week with travel to other client offices as needed.
