Job description

We are seeking an experienced Construction Project Manager with a proven background in private residential projects to lead our entry into this sector. You will be the pioneering expert guiding feasibility, planning, execution, and delivery of custom-built landed houses and high-end renovations.

This is a hands‑on leadership role, you will be responsible for overseeing the successful deliver of construction projects, ensuring they are completed on time, within budget, and to the highest standards of quality. This is a full‑time, on‑site role based in Singapore.

Key Responsibilities

• Lead end‑to‑end project management for private residential builds (landed houses, bungalows, renovations).
• Conduct site assessments, feasibility studies, and cost estimations for prospective projects.
• Coordinate with architects, consultants (QP, structural engineers), and authorities (URA, BCA, LTA) for approvals.
• Manage tender processes, contractor selection, and subcontracting (MEP, ID, landscaping).
• Oversee on‑site construction progress, quality control, and safety compliance (MOM, BCA standards).
• Control project budgets, cash flow, and profitability (target margins for SME sustainability).

Requirements

• Minimum of 6‑8 years of project management experience in private residential construction (landed houses, good‑class bungalows, or high‑end renovations) projects.
• Strong working knowledge of Singapore’s building regulations (BCA, URA, FSSD, PUB, LTA). Familiarity with construction regulations, codes, and best practices in Singapore.
• Proven track record of delivering projects on time and within budget (portfolio/examples required).
• Experience managing full project lifecycle — from concept to handover and defects liability.
• Excellent cost control and contractual skills (familiar with SIA, REDAS, or PSSCOC contracts).
• Leadership experience in coordinating multidisciplinary teams and subcontractors.
• Diploma/Degree in Civil/Structural Engineering, Building, or Project Management (recognized by PE Board is a plus).
• Singaporean/PR preferred (for quota and grant eligibility).
