Qiddiya Investment Company is seeking a Senior Manager - Residential Services to lead our residential service initiatives.
Overview
This pivotal role will focus on enhancing the overall resident experience by managing a variety of services, ensuring that our residential offerings meet high standards of quality and customer satisfaction.
Key Responsibilities
- Residential Housing Operations – Own the resident lifecycle: allocations, move‑in/move‑out, tenancy records, inspections, and vacancy management. Achieve occupancy and turnaround targets; ensure rooms are prepared to standard before assignment. Implement and audit house rules and community standards; manage grievances and service recovery. Develop and implement a housing management system for the villages. Coordinate preventive & corrective maintenance with FM/engineering; track work orders and SLA adherence. Ensure health, safety, security, and accessibility compliance (fire life safety, emergency drills, disability access).
- Laundry Services – Oversee central and satellite laundry operations (collection/distribution, throughput, quality). Set and enforce hygiene protocols (wash temperatures, chemical dosing, segregation to prevent cross‑contamination). Drive process efficiency: machine utilization, energy/water use, and turnaround times (e.g., 24–48h).
- Janitorial & Soft Services – Manage daily cleaning programs across accommodations, public areas, dining, and recreation spaces. Establish quality audits, corrective actions, and pest‑control integration. Implement waste segregation and recycling; manage consumables and eco‑friendly materials.
- Food Services (Catering) – Govern menu planning and nutritional standards for diverse worker populations (Halal, vegetarian, allergens). Ensure HACCP/food safety compliance (temperature logs, traceability, hygiene inspections). Optimize service design: dining hall capacity, queue times, meal‑period staffing; conduct resident satisfaction surveys. Control food cost and waste through forecasting, portion control, and supplier performance management.
- People Leadership – Lead a multi‑disciplinary team (housing coordinators, supervisors, cleaners, laundry techs, catering staff). Workforce planning: rosters, overtime controls, training (HSE, food safety, customer service). Build a culture of safety, respect, inclusion, and service excellence; manage performance fairly and decisively.
- Vendor & Contract Management – Administer service contracts (cleaning, laundry plant ops, catering, pest control) with clear SLAs and KPIs. Conduct audits, review meetings, and improvement plans; negotiate variations and drive innovation.
- Financial & ESG Performance – Own OPEX/CAPEX budgets; deliver monthly variance analyses and cost‑to‑serve improvements. Champion ESG outcomes (resource efficiency, waste diversion, responsible sourcing, worker well‑being). Produce management reports and dashboards; present KPIs and action plans to leadership.
- Compliance & Risk Management – Ensure compliance with Saudi regulations (civil defense, food safety, labor law), and internal standards. Lead incident investigations and corrective actions; maintain emergency readiness and business continuity plans.
Qualifications
- 20+ years of experience in hospitality, preferably with large compounds and camps exceeding 5,000 beds.
- Degree in Hospitality Management.
- Certified and professional in ISO 9001, ISO 22000, and Safety Management.
- Strong leadership, financial acumen, and experience with ESG performance.
- Excellent communication and stakeholder engagement skills.
