Do you want to play a role inreshapingglobal commerce? Prologis is seeking a Project Manager to join our Essentials Operations business – a dynamic and fast‑growing platform that delivers value‑added products and services to our customers in and around the warehouse and beyond the four walls of logistics real estate. In this role, you will be responsible for the successful implementation of Essentials solutions purchased by customers, ensuring seamless execution from order to delivery.

What’s Prologis Essentials?

Prologis Essentials Operations is the Prologis business line dedicated to turnkey warehouse setups and optimisation projects across Europe. In this role, you will coordinate the delivery and installation of warehouse projects ranging from €200 000 to €10 million in value, working closely with both internal teams and external partners. You will also support move‑out processes, ensuring smooth transitions through effective planning and vendor coordination.

Prologis Essentials is redefining industrial real estate by designing the first warehousing‑as‑a‑service customer experience. We are adding tremendous value for our customers beyond our real‑estate portfolio and positioning Prologis as a needed expert in providing turnkey industrial warehouse and infrastructure solutions. What’s needed in order to do that?
  • Full ownership of project execution and delivery for our turnkey move‑in and move‑out solutions, including responsibility for operational KPIs such as on‑time delivery, cost control, risk mitigation, and customer satisfaction.
  • Technical Project Management, varying from the implementation of new product solutions or fit‑out works to a complete move‑in or move‑out.
  • Leadership of cross‑functional project teams, including architects, consultants, installers, and contractors, to develop and execute tenant improvement plans and “make‑ready” works. Ensure construction and design documents produced by external consultants meet quality, budget, and timeline expectations.
  • Management of any permitting processes and all necessary approvals from local authorities, fire officers and/or building control.
  • Play a key role in establishing effective and efficient programme management principles including continuous improvement, cost reduction, quality standards, and cross‑functional partnerships.
  • Drive alignment of cross‑functional teams for market planning efforts inclusive of preliminary project scope discussion, portfolio reviews, site visits and weekly project meetings.
  • Negotiate fees, schedules and scope with external vendors and consultants for all projects within their assigned region.
  • Support the sales function of the division, with assistance in solution design, vendor selection and proposal creation.
  • Collaborate with our technology teams and other business stakeholders to automate the flow of information, improve communication, and enable proactive decision making for the management team.

  • Minimum of 5 years’ experience in project management, construction management, or programme management and a validated history of delivering results.
  • BA of Science in Construction Management, Business, Architecture, Engineering (Civil, Mechanical or Structural) or related field preferred.
  • Proven work experience in cross‑functional environments, with a strong ability to build, motivate, and align diverse teams toward common goals.
  • Ability to work in a fast‑paced work environment, attention to detail, and ability to multitask.
  • Collaborative and consultative approach with outstanding communication skills (verbal and written).
  • Excellent time management and organisational skills with strong desire to deliver results.
  • Strong analytical and quantitative skills; ability to use hard data and metrics to back‑up assumptions, recommendations, and drive actions.
  • Experience in warehouse upgrades, customer improvements and industrial renovations (e.g., Racking, Heat pumps, Office creation, material handling systems) is advantageous, though not essential for the right candidate.
  • Proficient with or ability to quickly learn new technologies (i.e. Excel, MS Project, AutoCAD).
  • Fluency in written and spoken English and Italian required.
  • Ability to travel to site to 30% of the time, with a proportion of each week also spent in the Milan or Bologna office (preferred) to facilitate great collaboration.

  • Allineamento dei team cross‑funzionali nelle attività di pianificazione del mercato: definizione preliminare dello scope, revisioni di portafoglio, sopralluoghi e incontri di progetto settimanali.
  • Negoziazione di compensi, tempistiche e ambito di lavoro con fornitori e consulenti esterni per tutti i progetti dell’area assegnata.
  • Supporto alla funzione commerciale nella definizione delle soluzioni, nella selezione dei fornitori e nella preparazione delle offerte.
  • Collaborazione con i team tecnologici e gli altri stakeholder aziendali per automatizzare i flussi informativi, migliorare la comunicazione e favorire decisioni manageriali proattive basate sui dati.

  • Almeno 5 anni di esperienza in project management, construction management o program management, con risultati dimostrabili.
  • Laurea in Construction Management, Economia, Architettura, Ingegneria (Civile, Meccanica, Strutturale) o discipline affini (preferibile).
  • Esperienza comprovata in ambienti cross‑funzionali, con capacità di costruire, motivare e allineare team diversi verso obiettivi comuni.
  • Capacità di lavorare in un contesto dinamico, attenzione al dettaglio e abilità nel gestire più attività contemporaneamente.
  • Approccio collaborativo e consulenziale, con eccellenti capacità comunicative (scritte e orali).
  • Ottime capacità organizzative e di gestione del tempo, con forte orientamento ai risultati.
  • Solide competenze analitiche e quantitative, con capacità di utilizzare dati e metriche per supportare decisioni e raccomandazioni.
  • Esperienza in interventi di miglioramento dei magazzini, upgrade per clienti e ristrutturazioni industriali (es. scaffalature, pompe di calore, creazione uffici, soluzioni intralogistiche) è un plus, ma non essenziale per il candidato giusto.
  • Capacità o rapidità nell’apprendimento di nuove tecnologie (Excel, MS Project, AutoCAD).
  • Ottima conoscenza dell’inglese e dell’italiano, sia scritto che parlato.
  • Disponibilità a viaggiare fino al 30% del tempo, con parte della settimana trascorsa in ufficio a Milano o Bologna (preferibile) per favorire una collaborazione efficace.
