Job Title: Essentials Project Manager (Rome, Milan, and Bologna, Italy).
Prologis Essentials Operations is the business line dedicated to turnkey warehouse setups and optimization projects across Europe. The Essentials platform delivers value-added products and services to customers in and around the warehouse and beyond the four walls of logistics real estate. The role focuses on ensuring successful implementation of Essentials solutions purchased by customers, from order through delivery.
Responsibilities
- Full ownership of project execution and delivery for turnkey move-in and move-out solutions, including responsibility for operational KPIs such as on-time delivery, cost control, risk mitigation, and customer satisfaction.
- Technical Project Management, ranging from implementing new product solutions or fit-out works to complete move-in or move-out projects.
- Lead cross-functional project teams, including architects, consultants, installers, and contractors, to develop and execute tenant improvement plans and make-ready works. Ensure design and construction documents meet quality, budget, and timeline expectations.
- Manage permitting processes and approvals from local authorities, fire officers, and building control.
- Establish effective program management principles including continuous improvement, cost reduction, quality standards, and cross-functional partnerships.
- Coordinate cross-functional market planning efforts, including preliminary project scope discussions, portfolio reviews, site visits and regular project meetings.
- Negotiate fees, schedules and scope with external vendors and consultants for projects within the assigned region.
- Support the sales function with assistance in solution design, vendor selection and proposal creation.
- Collaborate with technology teams and other stakeholders to automate information flow, improve communication, and enable proactive decision making for the management team.
- Possess a customer-centric mindset focused on solving customer pain points with products and services that meet customer needs.
Qualifications & requirements
- Minimum of 5 years’ experience in project management, construction management, or program management with a proven history of delivering results.
- Bachelor’s degree in Construction Management, Business, Architecture, Engineering (Civil, Mechanical or Structural) or related field preferred.
- Proven ability to work in cross-functional environments, build, motivate, and align diverse teams toward common goals.
- Ability to work in a fast-paced environment with strong attention to detail and multitasking capability.
- Collaborative and consultative approach with outstanding verbal and written communication skills.
- Excellent time management and organizational skills with a strong focus on delivering results.
- Strong analytical and quantitative skills; ability to use data and metrics to back up assumptions, recommendations, and drive actions.
- Experience in warehouse upgrades, customer improvements and industrial renovations (e.g., racking, heat pumps, office creation, material handling systems) is advantageous but not essential.
- Proficiency with or ability to quickly learn new technologies (e.g., Excel, MS Project, AutoCAD).
- Fluency in written and spoken English and Italian.
- Ability to travel to site up to 30% of the time, with a portion of each week in the Milan or Bologna office to facilitate collaboration.
