🏢 Senior Property Manager - Commercial Portfolio | Chorley, Lancashire

Are you a strategic thinker with a passion for commercial property management? We're recruiting for a Senior Property Manager to join a dynamic and forward‑thinking property management team based in Chorley, Lancashire.

Location : Lancashire

Hours : 9 : 00 - 17 : 30

Reporting to : Head of Property Management

Key Responsibilities

As Senior Property Manager, you'll play a pivotal role in managing a diverse commercial property portfolio. Your responsibilities will include :

  • Proactive day‑to‑day property management with a strategic mindset.
  • Conducting regular property inspections and maintaining high standards.
  • Building and nurturing strong relationships with tenants.
  • Reading, interpreting, and summarising leases.
  • Maintaining accurate lease data in the property management system.
  • Identifying asset management opportunities and driving initiatives.
  • Planning for critical lease events (reviews, expiries, break options).
  • Handling tenant queries and lease‑related matters efficiently.
  • Managing dilapidation claims, licences to alter, assignments, etc.
  • Setting and reconciling service charge budgets in line with RICS code.
  • Overseeing service charge expenditure and liaising with facilities teams.
  • Collaborating with finance to ensure timely rent collection and debt recovery.
  • Ensuring buildings are well maintained and compliant with H&S regulations.
  • Managing insurance claims and overseeing refurbishments / refits.
  • Supporting handovers of new build properties and onboarding tenants.
What We're Looking For

We're seeking a motivated and detail‑oriented professional who thrives in a fast‑paced environment. Ideal candidates will have :

  • Experience in commercial property management.
  • Strong landlord and tenant knowledge.
  • Experience setting service charge budgets and driving creative initiatives.
  • High attention to detail and a methodical approach.
  • Excellent communication skills – both written and verbal.
  • Proficiency in Microsoft Outlook and Excel; Qube experience is a plus.
  • Ability to work independently and collaboratively under pressure.
  • MRICS qualification is desirable but not essential.
