Responsibilities
  • Responsible for the inspection, maintenance and cleansing of estates/communal housing land/sites within the quadrant boundary. You may supervise estate caretakers and assist the public in a polite and helpful manner in accordance with the Employer's Customer Care Policy.
  • Complete regular health and safety, cleaning, maintenance and inspections with emphasis on maintaining quiet, clean, green and safe communal areas/neighbourhoods and helping deter Anti-Social Behaviour.
  • Take responsibility for neighbourhood caretaking schemes and associated communal areas and for communal housing land and sites in the wider quadrant. Activity in the wider neighbourhood will depend on service needs.
  • Improve/maintain the 'kerb appeal' of communal housing land/sites and neighbourhoods. This may include sheltered housing schemes.
  • Occasionally carry out activities in tenants homes/gardens for emergencies. Any non-emergency work should be directed by your housing officer/street scene coordinator/housing manager/supervising officer.
  • Act as first point of contact for residents regarding estate service and maintenance issues; ensure a full and effective cleaning and maintenance service is delivered to communal areas within multi-storey and low-rise blocks and external areas, as necessary.
  • Work across different neighbourhood caretaking schemes and in the wider housing neighbourhood as service needs require (e.g., garage sites, access ways, drying areas) in liaison with your housing officer and managers.
  • Collaborate with estate-based staff, colleagues, contractors and internal/external partners to promote service improvements and resident satisfaction.
  • Identify training needs for yourself and staff you manage/supervise; develop strategies with your supervisor/manager to meet those needs, aligned with organisational objectives.
  • Carry out day-to-day supervision of estate caretakers (where required), including work allocation, performance management, setting targets, giving instructions, identifying training needs, sickness monitoring, return-to-work interviews and risk assessments; issue safe working guidance.
Requirements
  • A full driving licence is essential, with the ability to drive a tipper vehicle
  • Cleaning experience is essential with COSHH knowledge
  • Flexibility to work between 7.00am and 7.00pm depending on local service needs and priorities
  • Where necessary, undertake enhanced driver training to drive large vehicles (e.g. Tippers)
  • Attend meetings outside normal working hours as required
  • Excellent interpersonal and communication skills in both verbal and written form
  • Ability to work as part of a team and on own initiative
  • Excellent customer care skills
