Job summary

A leading construction firm is seeking an experienced Contracts Manager in Newcastle upon Tyne to oversee diverse projects in commercial and residential sectors. The successful candidate will supervise 3-5 projects simultaneously, ensuring timely delivery and compliance with safety standards. Ideal candidates will have a background in trades and experience in management roles, be proficient in project management software, and possess an SMSTS and CSCS Black Card. Regional travel required.

Qualifications

  • Proven experience moving from a trade-based role into senior management.
  • Experienced working for a Contractor on multiple sites in a Management capacity.
  • Valid UK Driving License is required for regional travel.

Responsibilities

  • Oversee multiple concurrent construction projects from inception to handover.
  • Monitor project costs and maintain profit margins with the Surveying team.
  • Ensure compliance with Health, Safety, and Environmental legislation.
  • Build and maintain relationships with clients, architects, and local authorities.

Job description

We are seeking an experienced Contracts Manager to oversee a diverse portfolio of construction projects across the region. As a Regional Contractor, our work spans various sectors including commercial, residential, and public works.

The ideal candidate will have progressed from a trades background, bringing a practical understanding of site operations to the management level. You will be responsible for the successful delivery of multiple concurrent schemes, ensuring they are completed on time, within budget, and to the highest safety and quality standards.

Key Responsibilities
Project Delivery & Operational Management
  • Manage a portfolio of 3-5 live projects (depending on scale and complexity) from inception to final handover.
  • Translate tender stage programs into construction programs, monitoring progress against key milestones.
  • Direct and support Site Managers to ensure daily operations align with the overarching project plan.
  • Troubleshoot technical issues on-site, leveraging a trade-based background to provide practical solutions.
Commercial & Financial Control
  • Work closely with the Surveying team to monitor project costs and maintain profit margins.
  • Manage the procurement of subcontractors and specialist trades, ensuring robust scopes of work.
  • Oversee the valuation process and ensure any variations are identified, documented, and priced promptly.
Quality & Health and Safety
  • Ensure all sites operate under strict compliance with Health, Safety, and Environmental legislation.
  • Conduct regular site audits to ensure quality standards meet client specifications and building regulations.
  • Act as the primary point of contact for external inspectors and health and safety consultants.
Client & Stakeholder Relations
  • Act as the senior representative for the company in client progress meetings.
  • Build and maintain strong relationships with architects, consultants, and local authorities.
  • Manage the defects period and ensure successful final account settlements.
Candidate Requirements
  • Background: Ideally proven experience moving from a trade-based role (e.g., Carpentry, Bricklaying, M&E) into senior management.
  • Experience: Expereinced working for a Contractor on multiple sites in a Management capacity.
  • Multitasking: Demonstrated ability to "juggle" multiple projects simultaneously without compromising on detail or safety.
  • Technical Skills: Proficient in project management software (e.g., MS Project, ASTA) and the Microsoft Office Suite.
  • Qualifications: SMSTS and CSCS Black Card.
    • HNC/HND or Degree in Construction Management (preferred but not essential if balanced by experience).
    • Valid UK Driving License (regional travel required).
