POSITION: LEAD MAINTENANCE TECHNICIAN
REPORTS TO: MANAGER
The LEAD MAINTENANCE TECHNICIAN is responsible for maintaining the physical integrity of the community at all times. This involves insuring a clean and well maintained living environment for residents, visitors and staff. The LEAD MAINTENANCE TECHNICIAN identifies and corrects problems involving the property and implements procedures to prevent such problems. The program of maintenance is essential to maintain a clean and well maintained environment, cultivate satisfaction, and protect the investment of the apartment property owner.
Responsibilities
- Performs maintenance tasks personally and delegates to assistants. Oversees and occasionally inspects work performed by assistants.
- Institutes and manages a system for handling service requests. Completes work orders within 24 hours when possible.
- Schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
- Maintains safety standards: conducts regularly scheduled safety meetings, maintains HAZCOM standards, keeps MSDS sheets current, and adheres to EPA and OSHA regulations governing storage and management of hazardous materials.
- Immediately corrects hazardous conditions on the property (e.g., broken gates, broken steps, open holes, broken exterior lights).
- Maintains accurate records for preventative maintenance, service requests, expenditures, make-ready status, and work-in-progress.
- Schedules and performs minor and routine maintenance on equipment; inspects and maintains tools.
- Instructs and develops subordinate maintenance staff and fosters a safety-first attitude among staff and others.
- Instructs staff on proper use of safety equipment and guidelines for wearing safety items.
- Ensures that make-ready repairs and services are completed correctly and on schedule; reports major repairs to the manager prior to expenditures.
- Maintains knowledge of budget and budget compliance.
- Assists with moving and handling of heavy appliances and equipment as needed; uses appropriate lifting aids.
- Maintains adequate inventory of spare parts and maintenance materials.
- Identifies utility cut-offs, apartment and fixture cut-offs, sewer cleanouts, and prepares maps indicating them.
- Keeps storage areas locked when not in use and helps keep grounds neat and free of litter.
- Performs any additional duties assigned by manager or property supervisor.
Qualifications
- Position requires at least 3 years’ experience in property maintenance or equivalent field.
- Work hours: 40 hours per week. Weekends as circumstances warrant; on-call rotating basis for emergencies.
- Equipment requirements: must wear back support belt, safety goggles when required, masks, gloves, and other safety equipment as tasks dictate.
- Knowledge of safe use and maintenance of tools and equipment, including hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices, as outlined in the original description.
- Physical requirements: constant need to be on feet; various bending, stooping, lifting, reaching, climbing, grasping, and typing/record-keeping activities with specified weights and frequent exposure to outdoor conditions and confined spaces.
- Vision, hearing, and speaking requirements to document maintenance, read manuals, communicate with staff, and supervise.
- Driving/traveling: frequent need for personal transportation to obtain parts and supplies; on-call may require travel to properties; valid driver’s license and automobile insurance required.
Environment and Notes
- Work primarily indoors (66%–100%) and outdoors (33%–66%), with exposure to paint fumes, solvents and other chemicals as applicable.
- Reasoning development: HIGH - ability to apply logical thinking, define problems, collect data, and convey ideas to diverse groups.
