They seek a dynamic and results-driven Vice President, Real Estate Operations to join their executive team and lead all facets of operational performance across the residential real estate portfolio.

Position Summary :

Reporting directly to the CEO, the Vice President, Real Estate Operations will be responsible for the strategic and day-to-day oversight of all operational departments including Human Resources, Property Management, Leasing, Customer Service, Finance, and Capital Projects. This role will be critical in optimizing property performance, ensuring cost efficiency, and delivering an exceptional resident experience.

The ideal candidate brings a strong operational background in real estate, superior financial acumen, and a passion for leading high-performing teams in a fast-paced, high-growth environment.

Key Responsibilities :

• Lead the overall operations of a large-scale residential real estate portfolio, ensuring efficient, effective, and profitable performance.
• Oversee Human Resources activities including workforce planning, hiring strategies, performance management, and preparation of HR budgets.
• Direct customer service operations to ensure resident satisfaction and prompt resolution of issues.
• Manage all leasing functions, ensuring high occupancy levels and optimized rental income.
• Lead the annual and quarterly budgeting process, revenue forecasting, and expense management across the portfolio.
• Identify opportunities to reduce overhead, improve efficiency, and implement process improvements.
• Oversee due diligence, negotiations, and integration of acquisitions, working closely with legal and finance teams.
• Drive the planning and execution of capital improvement and renovation projects, ensuring timelines and budgets are met.
• Conduct and oversee market research and competitive analysis to support leasing strategies, acquisitions, and operational planning.
• Foster a culture of accountability, collaboration, and continuous improvement across departments.
• Collaborate with executive leadership on long-term strategic planning and business growth initiatives.

Qualifications :

Bachelor's degree in Business Administration, Real Estate, or a related field; MBA or equivalent preferred.

10+ years of progressive leadership experience in residential real estate operations, including at least 5 years in a senior management or executive role.

Proven track record managing complex operational functions across HR, budgeting, leasing, and capital planning.

Strong financial acumen and experience managing revenue, expenses, and financial reporting.

Demonstrated success leading diverse teams, streamlining operations, and implementing organizational efficiencies.

Experience with acquisitions, due diligence, and large-scale capital improvements.

Exceptional leadership, communication, and interpersonal skills.

Deep knowledge of Calgary's residential real estate market is considered a strong asset.
