Qualifications

Job description
Overview

The Maintenance Technician is responsible for ensuring the optimal condition of their assigned properties and building systems to ensure satisfied tenants and efficient building operations.

Responsibilities
  • Building Maintenance: Performing maintenance repairs in tenants' suites, including plumbing (sinks & taps), removing and replacing toilets, heating, locks, fans, electrical, minor appliance repairs, and moving appliances (i.e., fridges & stoves).
  • Preventative Maintenance of mechanical equipment, including heat pumps, boilers, hot water tanks, circulating pumps, actuators, heat exchangers.
  • Performing in-house maintenance, including changing locks and minor building repairs as required, such as plumbing, minor drywall, painting, wallpaper repairs, cabinet replacements, and other duties as required.
  • Using power tools, hand tools, and various auxiliary instruments for building cabinets, laminate countertops, doors, drywall, and other related work in suites and woodwork projects around the properties.
  • Performing regular building inspections, checking and logging inspections in boiler rooms and other mechanical rooms of the properties.
  • Assisting in the organization, inventory, and maintenance of the maintenance and carpentry shop (e.g., tools, materials, parts, etc.).
  • Maintaining all interior and exterior lighting systems, including replacing lights, repairing, and managing lighting supplies.
  • Maintaining the exterior grounds, including picking up litter, watering plants, pressure washing, and performing snow removal.
  • Minor roof repairs (gutters, downspouts, drains).
  • Assisting in the overall Preventive Maintenance Program for the properties.
  • Completing work orders for deficiencies or repairs sighted throughout the properties.
  • Maintaining high standards of service by providing a 24-hour turnaround for Tenant Work Orders using quality workmanship.
  • Complying with the Workers Compensation Act, Occupational Health and Safety Regulations, and all applicable laws & regulations in accordance with the Residential Tenancy Act.
  • Adhering to Rules & Policies for the property, such as Purchase Orders, Inventory Control, Employee Scheduling, which includes Tenant & Employee Privacy, Suite Entry, Smoking Policy, Hours of Work, Vacation Time, Sick Leave, and Medical Appointments.
  • Perform other duties as required.

Knowledge, Skills, and Experience
  • Completion of high school diploma.
  • Proficiency in Microsoft Office and intermediate computer skills, experience with Yardi Maintenance IQ an asset.
  • Valid BC Driver's License.
  • A demonstrated track record with 2 – 3 years in a related role.
  • Experience in commercial and / or residential building maintenance and operations.
  • General proficiency in the use of applicable materials, tools, and equipment.
  • Physically capable to work on elevated platforms, climb ladders, and lift 50lbs unassisted on a regular basis.
  • Proven ability to follow oral and written instructions effectively.
  • Strong interpersonal skills to work independently and collaboratively while building and maintaining positive and professional relationships with tenants, contractors and co-workers.
  • Ability to work independently, take on new challenges, and approach tasks with a positive, proactive attitude and a strong willingness to learn.
  • Solid organizational and administrative skills to prepare and maintain work orders and related documentation effectively.
  • Previous experience working with First Nations is an asset; a strong desire to learn about and uphold Sḵwx̱wú7mesh values and teachings in a respectful manner is essential for this role.
