Overview

The Avison Young Associate Program has been designed to provide Associates with the skills necessary to become professional commercial real estate sales/leasing representatives. The Associate is gradually introduced to a variety of situations he/she will be required to handle professionally and competently once he/she becomes a salesperson. The educational and licensing courses provide the Associate with the basic tools required to be a licensed real estate agent, while the knowledge of Avison Young’s highly experienced Principals, management and senior staff will provide the necessary environment and mentoring to enable the Associate to become a knowledgeable, professional and successful Avison Young real estate negotiator.

Associates should possess the attitude and skills necessary to become successful commercial real estate sales representatives. These attributes include being sales-oriented, motivated, dedicated, ethical, highly energetic, able to work under pressure, and possessing strong financial and analytical skills.

  • 1–3 years of experience in commercial real estate considered a strong asset
  • Advanced proficiency in Argus Enterprise, Excel (financial modeling), and PowerPoint is an asset
  • Demonstrated drive to excel in a competitive, performance-driven environment, managing multiple deadlines
  • Exceptional communication, presentation, and interpersonal skills; client-facing presence required
Responsibilities

The Associate will play an integral role in the origination, underwriting, and execution of capital markets assignments, with a focus on deliverables and client service excellence. Primary duties include, but are not limited to:

  • Transaction Support for Senior Brokers Collaborate directly with Senior Principals and Directors to prepare in pitch materials, offering memoranda (OMs), buyer/investor lists, and process letters. Coordinate property tours, due diligence, and closing checklists for debt, equity, and structured finance mandates.
  • Business Development & Client Origination Under the guidance of senior team members, conduct targeted prospecting, cold calling, and relationship cultivation with institutional investors, private equity firms, REITs, and high-net-worth capital sources. Maintain proactive pipeline tracking and contribute to new mandate generation.
  • Financial Analysis & Underwriting Develop detailed cash flow models, Argus scenarios, discounted cash flow (DCF) valuations, and sensitivity analyses. Review leases, operating statements, rent rolls, and third-party reports to produce investment committee-ready underwriting packages. Assess market comps, cap rates, IRR/EM projections, and hold/sell recommendations.
  • Marketing & Positioning Lead the creation of marketing material, including teaser emails, confidential information memoranda, and virtual data rooms. Support digital and print advertising campaigns, broker opinion of value (BOV) presentations, and targeted investor outreach.
  • Market Intelligence & Research Author and contribute to quarterly market reports, submarket overviews, and thought-leadership pieces. Monitor macroeconomic indicators, capital flows, interest rate environments, and sector-specific trends to inform strategy and client advisory.
  • Property & Market Knowledge Rapidly develop encyclopedic familiarity with key assets under coverage, ownership structures, tenant rosters, and pending developments.
