Overview

A Project Director responsible for overseeing large-scale master villa community developments from inception to completion, ensuring projects are delivered on time, within budget, and to premium quality standards that enhance residential living experiences.

Key Responsibilities

• Provide overall leadership and direction for complex master community development projects, including strategic master planning and phased execution
• Manage client relationships and serve as the primary point of contact for high-level project matters related to community development
• Oversee the development and implementation of project execution plans, schedules, and budgets specific to master residential communities
• Lead and direct multidisciplinary project teams, including architects, landscape designers, engineers, contractors, and consultants specialized in residential construction
• Monitor project progress across multiple residential types and community amenities, identify and mitigate risks, and implement corrective actions when necessary
• Ensure compliance with all relevant building codes, regulations, safety standards, and contractual requirements for residential communities
• Review and approve design documents, community masterplans, amenity specifications, change orders, and other project-related documentation
• Manage financial aspects including budget control, cost forecasting, and variance analysis for the entire community portfolio
• Lead contract negotiations with vendors, suppliers, and subcontractors specialized in high-quality residential construction
• Report regularly to senior management and stakeholders on community development status, issues, and achievements
• Implement and maintain quality assurance and control systems throughout the project lifecycle to ensure premium finishes and community standards
• Resolve complex project issues and conflicts between stakeholders while maintaining the integrity of the master community vision

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field; Master's degree preferred
• 15-20 years of progressive experience in construction management, with at least 5-10 years in a senior leadership role overseeing master community developments
• Proven track record of successfully delivering large-scale, master villa community projects with diverse residential offerings and integrated amenities
• Strong understanding of villa construction methodologies, residential building systems, community infrastructure, and luxury finishing standards
• Excellent knowledge of project management principles, techniques, and tools as applied to master planned communities
• Professional certifications such as PMP, CCM, or similar credentials preferred
