The Wellington Inn is located in a residential area only a two-minute walk from the Runcorn Old Town and is close to shops and local businesses. Runcorn is an industrial town and cargo port in Cheshire and has a population of approximately 61,000. Runcorn railway station is on a branch of the West Coast Main Line and provides frequent services to Liverpool Lime Street, Birmingham New Street, and London Euston. Runcorn East connects Manchester Piccadilly, Warrington Bank Quay, Chester, and North Wales. The A533 road passes through the town from the south and over the Mersey Gateway Bridge across the River Mersey and the Manchester Ship Canal. The M56 motorway passes south of the town, through Preston Brook. Three bridges span the River Mersey and the Manchester Ship Canal at Runcorn: the Silver Jubilee Bridge, Mersey Gateway, and Runcorn Railway Bridge. The Bridgewater Canal terminates in the town centre.

The pub has a central bar servery that services both a games room and lounge area. The games room has a pool table, darts oche, flat-screen TV, and jukebox and is located to the left of the pub. The cozy lounge is located to the right with a mixture of fixed seating and loose furniture. Externally to the rear, is a small covered smoking solution. Although there is no car park, there is a free car park to the rear of the pub.

Admiral Taverns can offer the training and support to a new licensee to enable them to provide a snack menu which will provide additional income to the business. Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start-up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property. We will also carry out a credit check as part of your application, which may affect the deposit amount required.

Working Capital – This is a recommended amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs, and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free-standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
