Quantity Surveyor / Senior Quantity Surveyor - Residential Developer

County Durham | £50,000-£70,000 DOE + Package | Salary based upon relevant experience

Elvet Recruitment has been appointed to recruit a Quantity Surveyor or Senior Quantity Surveyor on behalf of a well-established house builder based in Teesside.

About the Role

You’ll take ownership of the commercial delivery of residential developments within the region. From budgeting and cost control to subcontractor management and financial reporting, your input will be key to ensuring projects are delivered efficiently and profitably.

Key Responsibilities
  • Prepare draft and site start budgets for allocated developments
  • Produce quarterly valuations and material cost-to-complete exercises
  • Manage subcontractor payments and final accounts with full sign-off
  • Issue subcontract orders in line with company policy and documentation standards
  • Conduct on‑site measurements and assess contractor payments
  • Attend and contribute to meetings with internal teams and external contractors
  • Oversee subcontractor performance and maintain trade specifications
  • Price customer extras and liaise with the sales team as required
  • Manage the Professional Fees Budget and assist with material procurement
  • Support land appraisals through take‑offs and cost input
About You

We’re looking for a commercially astute and detail‑oriented professional who brings:

  • Proven experience in quantity surveying within residential construction
  • Strong mathematical and analytical skills
  • Proficiency in Microsoft Excel; experience with COINS ERP software is highly desirable
  • Familiarity with Xpedeon and Viewpoint/4Projects is a plus
  • Excellent communication and interpersonal skills
  • Ability to manage your own workload while contributing to wider team goals
  • Solid understanding of surveying, estimating, and financial return strategies
  • Experience with cost reporting, procure‑to‑pay systems, and document management
