A leading facilities management company in London is seeking a maintenance operative to conduct both planned and reactive maintenance. The ideal candidate will have qualifications in Mechanical discipline and experience in plumbing and HVAC systems. Key responsibilities include ensuring that all mechanical and electrical systems are maintained, managing safety protocols, and liaising with clients effectively.

Qualifications

  • Qualified to City & Guilds Level II/III or equivalent in Mechanical discipline.
  • Experience in plumbing, sanitary wear, and drainage systems.
  • Completed unvented hot water systems training.

Purpose of role

As a maintenance operative you will be responsible for undertaking both planned and reactive maintenance. The purpose of the role is to carry out the day-to-day maintenance supporting the Contract, Supervisor or Management ensuring the clients assets are maintained in a safe, efficient, and functional order. You will be extremely well organised and possess the ability to work to agreed timescales, respond to emergency situations and work well as part of a team as well as on one initiative.

Key Responsibilities and Accountabilities
  • Maintaining and keeping in good repair the client's mechanical & electrical systems along with all associated component parts.
  • Reviewing and checking on sub-contractor performance when on site undertaking specialist service visit or repair works.
  • Maintaining a safe and healthy workplace.
  • Complete simPRO / instruction sets ensuring that each line entry on the instruction set is annotated that the step is completed with a photograph when the planned maintenance was completed.
  • Logbook record keeping upon the client's electrical, mechanical, water systems including health and safety are completed and up to date.
  • Bring to the attention of the Supervisor and Management any issues with completing Statutory Planned Maintenance where Statutory Planned Maintenance cannot be completed.
  • Maintaining comfortable environmental conditions always via the HVAC plant for the client.
  • Reactive repairs to plant and equipment failure as and when required, fault finding on the clients mechanical and electrical systems and responding to BMS alarms & utilising the system for first line diagnostics.
  • Bring to the attention of the Supervisor and Management any potential hazards discovered whilst completing maintenance.
  • You will have full knowledge and operation of all plant and services for which you are responsible which includes the following operating procedures: start up, normal and emergency; running checks; plant changeover; shutdown; fault finding; optimum plant run times.
  • Undertake regular “housekeeping” walk-rounds of the client’s premises to ensure plant rooms are clean, no health and safety issues are present, and plant is working as per building specification.
  • Effective and courteous liaison with both the client and end users; maintain good written and verbal communication.
  • Carry out maintenance, repair, and small installation tasks as directed by the contract, Supervisor and Management.
  • Maintain records and documentation pertaining to Health & Safety, building compliance and Quality Assurance: test reports and service reports.
  • Maintain and develop good team relationships; keep the Business Support and Supervisor informed of work progress.
  • Communicate impact of maintenance, repair and installation activities prior to their execution across the client’s assets.
  • Share skills and knowledge to ensure safe and continuous operations across all sites.
  • Foster professional, courteous and helpful communication with clients and other engineering teams.
  • Immediately bring to the attention of the Supervisor and Account Manager any real or potential hazard relating to personnel safety or reliability of essential plant and services.
  • Be responsible for isolating and making safe and confirming dead / depressurising pressure systems.
  • Be on a call-out rota to provide the client with full out-of-hours cover.
  • Work overtime during evenings, weekends and public holidays to meet business and client needs (no guarantee of regular overtime).
  • Undertake any other duties as may be required by the Contract, Supervisor and Management.
Knowledge/Skills
  • Experience: Qualified to City & Guilds Level II/III or equivalent in Mechanical discipline (essential).
  • Completed unvented hot water systems training (essential).
  • IOSH Working Safely (desirable).
  • PASMA and IPAF 1b/3a/3b (essential).
  • Knowledge and experience in plumbing, sanitary wear, drainage systems, low pressure hot water systems, pressurisation systems and ventilation systems / ACOPS L8 and cooling tower systems (essential).
  • Experience of maintenance, testing & fault finding on a variety of equipment including boiler plant, ventilation, pumps, generators, switchgear, cables; batteries, small power and lighting where applicable.
