A facilities management company is looking for a Static Maintenance Engineer in Greater London. The role involves performing planned and reactive maintenance of various mechanical and electrical systems to ensure they operate efficiently and safely. Candidates must hold City & Guilds Level III qualifications in both Electrical and Mechanical disciplines, as well as the 18th Edition I.E.E certification. Strong communication skills and a customer-focused attitude are essential, along with a commitment to maintaining a safe working environment.

Job description
Title Static Maintenance Engineer – Canada Water

The role involves undertaking both planned and reactive maintenance to support the contract, supervisors and management, ensuring the client’s assets are maintained in a safe, efficient and functional order.

Key Responsibilities and Accountabilities
  • Maintain and keep in good repair the client’s mechanical and electrical systems and all associated component parts.
  • Review and check sub‑contractor performance during specialist service visits or repair works.
  • Maintain a safe and healthy workplace.
  • Complete simPRO / instruction sets, ensuring each line entry is annotated and a photograph is taken when planned maintenance is completed.
  • Keep logbook records of the client’s electrical, mechanical and water systems, health and safety, up to date.
  • Notify the TSM and management of any issues preventing completion of statutory planned maintenance.
  • Ensure comfortable environmental conditions via the HVAC plant.
  • Reactively repair plant and equipment failure, fault‑find on mechanical and electrical systems, and respond to BMS alarms for first‑line diagnostics.
  • Report any potential hazards discovered during maintenance to the TSM and management.
  • Operate all plant and services, following procedures: plant start‑up (normal and emergency); running checks and plant changeover; plant shutdown (normal and emergency); fault finding; optimum plant run times.
  • Conduct regular housekeeping walk‑rounds, ensuring plant rooms are tidy, health and safety issues are absent, and the plant operates as per specification.
  • Maintain effective and courteous liaison with clients and end users, with strong written and verbal communication skills.
  • Carry out maintenance, repair, and small installation tasks as directed by the contract, supervisor and management.
  • Maintain records and documentation for health & safety, building compliance and quality assurance, including test reports and service reports.
  • Develop good team relationships, keeping business support and supervisors informed of all work progress.
  • Communicate impacts of maintenance, repair and installation activities before execution on the client’s assets.
  • Impart skills and knowledge to all for safe and continuous operations across all sites.
  • Encourage a professional, courteous and helpful manner within engineering teams and towards clients.
  • Alert the TSM and contract manager to any real or potential hazard affecting personnel safety or the reliability of essential plant and services.
  • Isolate and confirm de‑pressurisation of pressure systems.
  • Work overtime during evenings, weekends and public holidays as required, with no guarantee of regular overtime.
  • Undertake any other duties as may be required by the contract, supervisor and management.
Knowledge / Skills / Experience
  • Qualified to City & Guilds Level III or equivalent in Electrical discipline (essential)
  • Qualified to City & Guilds Level III or equivalent in Mechanical discipline (essential)
  • Completed 18th Edition I.E.E (essential)
  • Completed City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable)
  • IOSH Working Safely (desirable)
  • PASMA and IPAF 1b / 3a / 3b (desirable)
  • Good knowledge and clear understanding of Electricity at Work safe working practices and Memorandum of Guidance on the Electricity at Work Regulations 1989 (essential)
  • Completed unvented hot water systems training (desirable)
  • Knowledge and experience in BMS, Generator, Controls, Lighting Systems, Plumping, Sanitary Wear, Drainage Systems, Low Pressure Hot Water Systems, Pressurisation Systems, Ventilation Systems, ACOPS L8 and Cooling Tower Systems (desirable)
  • Knowledge of and experience combined with a valid Certificate on High Voltage systems (desirable)
  • Experience of maintenance, testing & fault finding on equipment including: boiler plant, ventilation, pumps, generators, switchgear, cables, batteries and small power and lighting (where applicable)
