Title: Quantity Surveyor / Buyer - Residential - 50k- 65k + Package - Lancashire

The business continues to thrive and is now looking to strengthen its commercial team with the addition of a Quantity Surveyor/Buyer.



Your new role

Our client is seeking an experienced Quantity Surveyor/Buyer to take on a dual-role position, combining key responsibilities from both procurement and cost management. Working closely with Land, Technical, Construction, Sales, and Finance teams, you will be instrumental in ensuring cost-effective project delivery across multiple housing developments. This is a varied and hands-on role that will see you involved in everything from budget creation to subcontractor procurement and commercial reporting.



Responsibilities will include:

  • Creating development-specific budgets and cost plans.

  • Managing subcontract and supplier procurement, tendering, negotiation, and appointment.

  • Monitoring and reporting on budgets, cost-to-complete, and final accounts through CVRs.

  • Attending site meetings and working closely with the build team to resolve subcontractor and supplier queries.

  • Identifying cost savings and value engineering opportunities through alternative specifications.

  • Maintaining accurate records of tender documentation, variation orders, and payment schedules.

  • Supporting the Finance team with costing, checking, and monthly reporting.

  • Mentoring and supporting junior commercial staff as needed.

  • Contributing to continuous business improvement through proactive communication and ideas.

  • Ensuring compliance with internal policies, procedures, and systems (including Microsoft Teams-based document management).

  • Preparing customer upgrade quotations and evaluating cost implications of specification changes.



What you will need to succeed:

  • Previous experience in a Quantity Surveyor or Buyer role within a residential housebuilding environment.

  • Strong working knowledge of subcontract procurement, budget management, and CVRs.

  • HND (or equivalent) in Quantity Surveying, Construction, or a related field.

  • A full UK driving licence.

  • High level of proficiency with Microsoft Excel and commercial systems.

  • Excellent attention to detail, communication, and analytical skills.

  • Ability to manage workload independently and meet project deadlines.

  • Strong organisational skills and a proactive, solutions-focused mindset.
