Qualifications

  • Proven experience as a Quantity Surveyor on social housing, retrofit, or planned works.
  • Experience with a main contractor or subcontractor delivering housing contracts.
  • Relevant qualification in Quantity Surveying (e.g., BSc Hons, HNC).

Responsibilities

  • Take full commercial responsibility for contracts from pre-start through to final account.
  • Oversee CVRs, forecasting, valuations, cost control, and risk management.
  • Attend client meetings and lead on commercial input into tenders.

Were working with a highly respected contractor specialising in social housing refurbishment, retrofit, and planned works who are seeking a Lead Quantity Surveyor to take commercial ownership of all retrofit and housing contracts across the region. This is a fantastic opportunity to step into a high-profile role with real influence and visibility across the business.

About the Role:

As the Lead QS, youll be responsible for the full commercial management of a diverse portfolio of live and upcoming projects, including:

Social housing decarbonisation (SHDF), energy retrofit

Planned maintenance programmes

Refurbishments and external envelope works

Whole-house retrofit and PAS2035 compliance projects

Youll be working closely with delivery teams, clients, and internal stakeholders to drive performance, value, and strong financial outcomes, while supporting sustainable delivery and excellent customer experience.

Key Responsibilities:
  • Take full commercial responsibility for contracts from pre-start through to final account

  • Oversee CVRs, forecasting, valuations, cost control, and risk management

  • Prepare and manage subcontractor packages and payments

  • Attend client meetings, progress reviews, and internal commercial meetings

  • Lead on commercial input into tenders, variations, and pricing strategies

  • Ensure compliance with commercial procedures and reporting standards

  • Support and mentor Assistant QSs or junior team members where applicable

What You'll Bring:
  • Proven experience as a Quantity Surveyor working on social housing, retrofit, or planned works

  • Experience working for a main contractor or subcontractor delivering housing contracts

  • A relevant qualification in Quantity Surveying (e.g., BSc Hons, HNC, or equivalent)

  • Strong commercial acumen, contract knowledge (JCT/NEC), and attention to detail

  • Confident communicator with excellent stakeholder management skills

  • Passionate about delivering quality and value in housing and community-led projects
