Job description

Elvet Recruitment has been appointed to recruit a Quantity Surveyor or Senior Quantity Surveyor on behalf of an established house builder based in County Durham. This is a fantastic opportunity to join a supportive and dynamic team, offering long‑term career development in a thriving business.

About the Role

As Senior Quantity Surveyor, you will be responsible for managing the commercial aspects of a residential developments consisting of timber‑frame dwellings and a small apartment block. You'll play a key role in budgeting, cost control, subcontractor management, and financial reporting, ensuring projects are delivered efficiently and profitably.

Key Responsibilities
  • Prepare draft and site start budgets for allocated developments.
  • Produce quarterly valuations and material cost‑to‑complete exercises.
  • Manage subcontractor payments and final accounts, ensuring proper sign‑off.
  • Issue subcontract orders in line with company policy and required documentation.
  • Conduct on‑site measurements and assess contractor payments.
  • Attend and contribute to meetings with internal teams and external contractors.
  • Oversee subcontractor performance and maintain trade specifications.
  • Price customer extras and liaise with the sales team as needed.
  • Manage the Professional Fees Budget and assist with material buying.
  • Support land appraisals through take‑offs and cost input.
About You

We're looking for a commercially astute and detail‑oriented professional with:

  • Proven experience in quantity surveying within residential construction.
  • Strong mathematical and problem‑solving skills.
  • Proficiency in Microsoft Excel; familiarity with Xpedeon and Viewpoint/4Projects is a plus.
  • Excellent communication and interpersonal skills.
  • Ability to manage your own workload and contribute to wider team goals.
  • Solid understanding of surveying, estimating, and financial return strategies.
  • Experience with cost reporting, procure‑to‑pay systems, and document management.
