Property Inspections Clerk - Upminster

£28,000 to £32,000 DOE

We have an exciting opportunity for a Property Inspections Clerk to join our clients busy lettings department covering Brentwood.

The successful candidate will fulfil this important and challenging role spending much of each working day visiting properties to undertake various tasks which include the production of condition reports.

Duties will include:
  • Via bespoke software held on an iPad, compile detailed reports which record the overall condition of a property prior to any tenants moving in.
  • Re‑visiting the properties midway through an active tenancy to check on the condition, produce a brief report and then dispatch this to the relevant landlord concerned. Discussing with the tenants in occupation any maintenance‑based issues that may be evident. Liaising with our clients Property Managers who will speak with the landlord and relevant approved contractors to make sure the issue is resolved effectively.
  • If the property is not being maintained to an acceptable condition you will discuss this with the tenants whilst at the property and put a simple plan in place with them to improve the situation.
  • Inspecting the property prior to the end of a tenancy to produce a ‘check out’ report which will again record the general condition of the property at that time just prior to the tenants moving out.
  • At the end of a tenancy mediate between landlord and tenants regarding any maintenance considered to be beyond fair wear and tear and attempt to agree on a suitable amount of money that the tenants are to contribute to putting things right. Once agreed relevant funds would be deducted from the initial deposit that the tenants lodged with the Company prior to moving in.
  • Where issues are evident at the end of a tenancy, but the landlord and tenants fail to agree on a mutually acceptable compromise, the Inventory Clerk prepares all relevant paperwork and sends this to an independent adjudicator who will decide what if anything should be deducted from the tenants’ original deposit.
Requirements:
  • A strong attention to detail when inspecting a property and compiling a report
  • Highly organised and able to manage a busy diary
  • The ability to prioritise urgent tasks and constantly work to pre‑defined deadlines
  • Excellent communication skills – face to face, orally and electronically
  • Confident and professional
  • IT proficient – familiar with MS Office, other general packages, Tablets, and other mobile devices
  • Previous experience in a similar role would be advantageous but not essential as full training provided to those retaining the other essential skills described above
  • Own car and clean driving license
Salary & Benefits

Full‑time salary circa £28,000 - £32,000 per annum depending on relevant experience, which include basic salary of between £25,000 - £27,000 per annum, car allowance and performance‑related bonuses. Salary would be adjusted on a pro‑rata basis for part‑time working.

21 days plus Bank Holidays. Annual entitlement increases in line with length of service.

Hours of Work

We will consider applications from people wanting to work either 5 or 4 days a week working between 8.30am – 5.30pm. Naturally for those working 4 days a week the salary, bonuses and holiday entitlement would be adjusted accordingly on a pro‑rata basis.
