Salary: £55,000-£65,000 per annum
Hours: Full time, 35 hours per week
Job Purpose
The Project Manager will be responsible for the successful delivery of construction projects up to £25m from feasibility through to completion. The focus of the role is on project delivery, ensuring that projects are planned, procured, managed and completed to the highest standards of quality, safety, compliance and value for money.
The Project Manager will work closely with internal stakeholders, consultants, and contractors to ensure projects are delivered on time, within budget, and in alignment with the Trust's strategic priority of providing high-quality environments where older people can flourish.
Key Outcomes/Results
- Lead and manage the delivery of major construction projects through all RIBA stages.
- Develop project briefs into deliverable programmes, ensuring scope, budget and time controls are robust.
- Monitor and manage construction delivery activities, ensuring programme milestones are met.
- Successfully coordinate stakeholders to ensure that project deliverables are achieved.
- Manage budgets, timelines, and quality standards across all phases of the project lifecycle.
- Ensure compliance with planning, building regulations, health & safety, and environmental standards.
- Prepare and present reports, strategy documents, monthly reports, development appraisals, and risk assessments.
- Support the Trust's 10 year strategy, by delivering environments where older people can flourish.
- Communication, maintain excellent communication with the project teams and internal stakeholders to ensure relevant information is correctly shared and circulated, and all actions are progressed in a timely manner.
Skills and Qualifications
Essential:
- Proven experience of managing construction projects over £20m from inception to completion with a good
- Strong understanding of RIBA stages, construction processes, and design coordination.
- Experience administering JCT or NEC contracts, including procurement, contract management and performance oversight.
- Skilled in programme management, with the ability to identify delays and implement corrective actions.
- Strong understanding of UK planning processes, building regulations, and health & safety compliance.
- Ability to manage multiple projects, tasks, and deadlines simultaneously.
- Professional qualification (e.g., MRICS, MCIOB, MAPM) or equivalent senior experience.
- Strong leadership, communication, and interpersonal skills for managing teams and external partners.
- Experience preparing business cases, project reports, cost plans, and risk assessments.
- Ability to manage expectations, resolve conflict, and maintain productive relationships.
- Understanding of development procedures and processes.
Desirable:
- Understanding of residential developments and the care industry.
- Experience in locating, negotiating land purchases and liaising with land surveyors, solicitors, and legal advisors
- Experience engaging with local authorities, planning consultants, and community stakeholders.
- Ability to identify opportunities for innovation in design, delivery, or operational outcomes.
- Experience of developing effective gateway reports, business cases and engaging effectively at executive board level, in complex organisations.
