Job Opening: Maintenance Floater

Locations: Houston, Texas

Reports to: Regional Manager and Regional Maintenance Supervisor

General Purpose:

The Make Ready Tech is responsible for preparing vacant apartments to market ready condition by performing various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Diagnoses and performs minor and routine maintenance/repair involving the following on a daily basis:
    • Electrical and plumbing
    • A/C and heating systems
    • Water irrigation systems
    • Stairs, gates, fences, patios, railing
    • Tile, carpet, flooring
    • Roofing, gutters, fasteners
    • Interior and exterior lights
    • Fireplaces, ceiling fans
    • Gas fixtures, painting and appliances (when applicable)
    • Shutters, doors, cabinets, windows, sliding glass doors
    • Boiler, gas, electric
    • Door locks, P.O. Boxes and locks
    • Security systems and fire protection equipment
    • Ceiling leaks
    • Walls
    • Pool/pool area, deck, tile, hot tub, pool furniture, pool equipment
  • Inspect vacated apartments and complete checklists in regard to make-ready.
  • Check faucets, sink plugs and repair/replace as necessary. Replace washers when needed. Perform exterior repair to sinks, bathtubs, etc., when warranted.
  • Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc.
  • Maintain grounds and common areas including picking up trash, sweeping sidewalks and driveways, snow removal etc.
  • Make new keys when requested. Replace vacancy lock (if applicable) on day lock is changed for new move-in.
  • Lend assistance during trash-out of apartment; e.g., moving heavy/bulky items to dumpster.
  • Must be available, on notice, in event of snow and/or ice and other site emergencies.
  • Be able to work as a team and independently and help others both at the site and other sites and be flexible in transferring to other local regional sites if required.
  • Report supply needs to manager and/or maintenance supervisor.
  • Assist the Maintenance Technician, Porter and Housekeeper as necessary.
  • Travel from property to property, assisting lead maintenance technicians as necessary.

  • Performs other related duties as assigned by management.

EDUCATION and / or EXPERIENCE:

  • High school diploma or general education degree (GED); or one year related experience and/or training; or equivalent combination of education and experience.
  • Valid driver’s license along with good driving record is required.
