Freelance Building Surveyor - Schools Condition Survey Programme (Manchester)

We are currently seeking an experienced Freelance Building Surveyor to support a schools condition survey programme across a portfolio of education assets in Manchester. This role would suit a surveyor with strong condition surveying experience within occupied buildings and familiarity with education estates.

Key Details
  • Location: Manchester
  • Contract length: 2-3 months
  • Start date: ASAP
  • Rate: Competitive daily rate (outside IR35, where applicable)
Scope of Work
  • Undertaking condition surveys across primary and secondary school buildings
  • Inspecting building fabric, external elements, and key building components
  • Identifying defects, backlog maintenance items, and priority works
  • Assessing condition and risk in line with agreed survey methodologies
  • Producing clear, well‑structured condition survey reports to set templates
  • Working sensitively within live school environments
  • Liaising with school site managers and programme stakeholders
Requirements
  • Qualified Building Surveyor (MRICS or equivalent preferred, but not essential with relevant experience)
  • Proven experience delivering condition surveys, ideally within education or public sector estates
  • Strong technical knowledge of building fabric and defects
  • High standard of written reporting and attention to detail
  • Ability to manage workload independently across multiple sites
  • Enhanced DBS (or willingness to obtain one)
