Overview

Estates Operations Manager - Central London Housing Association

Salary: £31.50 PAYE / £40.00 Umbrella LTD (Inside IR35)

Hours: 36 per week

Contract: 3-6 month ongoing contract

We are seeking an experienced Estates Operations Manager to lead a team of estate management staff, ensuring the delivery of high-quality services across multi-tenure properties in line with organisational Placemaking Principles.

Responsibilities
  • Manage large service contracts, ensuring excellent customer service for residents across all tenure types.
  • Lead and motivate estate management teams to achieve property management targets effectively and economically.
  • Ensure compliance with health & safety, fire risk assessments, and wider statutory regulations.
  • Build strong relationships with contractors and stakeholders, monitoring performance against SLAs.
  • Oversee service charges, rents, and maintenance contracts in line with tenancy agreements.
  • Manage complaint processes and deliver quality responses within set procedures.
  • Produce accurate business reports and presentations for management teams.
Requirements
  • Level 4 qualification in Leasehold Management (or equivalent) - candidates working towards this are welcome.
  • Proven experience in managing multi-tenure estates and service charge budgets.
  • Demonstrable experience in developing large-scale estate management strategies.
  • Previous team management experience within estates, housing, or property.
  • Strong knowledge of housing legislation and regulatory requirements.
  • Excellent IT and data analysis skills.
Location and Working Arrangements

The role will operate across three main sites: Head Office (Central London), South West London, and South London. Hybrid working is available, subject to site needs and team requirements.
