Annual salary: up to £42,840.00

Contract Manager – Property Services (Damp, Mould & Compliance)

Location: Milton Keynes

Salary: £42,840 per annum plus £4,000 car allowance

Hours: 42.5 hours per week

Fulltime – permanent Monday – Friday

About the Role

Based in Milton Keynes, this role involves managing our Milton Keynes Council contract with a focus on damp and mould remediation, health and safety compliance, and statutory inspections. You will ensure that our housing stock meets legal and regulatory standards, oversee contractor performance, manage budgets, and liaise with residents to ensure high-quality service delivery. Strong technical knowledge of building compliance and experience in contract management within the housing or property sector are essential.

Key Responsibilities
  • Manage all aspects of contract delivery in line with contractual obligations and evolving legislation, including Awaab’s Law
  • Oversee performance, budget control, programme timelines, and health and safety compliance
  • Ensure full adherence to government guidance on damp, mould, and condensation
  • Lead and develop direct labour and supply chain resources to maximise efficiency
  • Ensure timely and accurate reporting to both Mears and client stakeholders
  • Promote a customer‑first culture through professional conduct, site standards, and communication
  • Drive high levels of customer satisfaction and meet contractual KPIs
  • Manage employee performance, coach team members, and ensure compliance with HR policies
  • Lead and manage the delivery of damp, mould, and condensation remediation works across residential properties
  • Coordinate with internal teams, contractors, and consultants to ensure timely and high‑quality service delivery
  • Build strong relationships with clients, service users, and local communities
Essential Experience
  • Proven track record in capital/programmed works or repairs and maintenance
  • Strong commercial and performance management experience
  • Ability to manage multiple contracts and sites simultaneously
  • Experience in a customer‑focused environment
Preferred Experience
  • Experience managing damp, mould, and condensation contracts
  • Background in social housing
  • Experience working with local authority clients
Additional Key Skills
  • Strong leadership and people management skills
  • In‑depth knowledge of health and safety regulations, including COSHH
  • Expertise in building safety, planning, and problem‑solving
  • Excellent communication and negotiation abilities
  • IT literate with strong organisational and decision‑making skills
Preferred Qualifications
  • ILM Level 4 or equivalent in Leadership & Management
  • IOSH or equivalent health and safety certification
  • CIOB Building Safety Management
