Building Services Contracts Manager – Permanent

Location: Birmingham (projects across the West Midlands)

Contractor: Tier 2 Midlands Main Contractor

Role summary

We are seeking a proactive and driven Building Services Contracts Manager to join a growing Tier 2 Midlands-based main contractor. This is a fantastic opportunity to lead on M&E packages up to £20m in value, across a diverse portfolio of projects including high-rise residential, industrial, and logistics schemes.

As Services Contracts Manager, you will oversee 2–3 projects at a time, with M&E Project Managers (both in-house and subcontracted) reporting directly to you. Some projects will be delivered via complete in-house self-delivery of mechanical packages, while others will be subcontracted.

Responsibilities
  • Lead, manage, and coordinate building services across multiple projects, ensuring delivery on time, within budget, and to high standards.
  • Oversee procurement, commercial reporting, and subcontractor engagement.
  • Drive quality assurance, health & safety, and environmental compliance across all schemes.
  • Monitor and ensure contractual compliance, including NEC contracts, Early Warning, and Compensation Event processes.
  • Produce and analyse progress reports, costs, and forecasts, taking corrective action where required.
  • Consult closely with the site construction team Conversant and ability to manage specialist MEP trades, BMS Systems, Smoke Ventilation, Sprinklers, etc
  • Chair and attend internal and client meetings, ensuring clear communication and accurate reporting.
  • Manage risk registers, forecasts, and project close-out reviews.
  • Provide strong leadership, mentoring, and coaching to M&E teams.
  • Represent the company professionally at client meetings, presentations, and consultations.
What We’re Looking For / Qualifications
  • Demonstrable experience managing multiple large-scale M&E/construction projects - happy to have someone from a mechanical subcontractor background.
  • Strong technical knowledge of mechanical and electrical building services, including self-delivery and subcontract management.
  • Excellent working knowledge of NEC contracts.
  • Strong IT skills (MS Office, project planning software such as PowerProject).
  • Relevant qualifications: HNC/HND/Degree in Construction or Building Services.
  • SMSTS, CSCS Manager’s Black Card, IOSH (essential).
  • MCIOB/MICE membership and NEBOSH Construction Certificate (desirable).
