Senior Estimator – Pre‑Construction and Construction

Bertone is a Canadian family‑owned real estate development company based in Montreal. The company has built a diversified portfolio of commercial, industrial, residential, and mix‑use properties in Quebec and is known for its dynamic team, family atmosphere, visionary developments and entrepreneurial mindset.

Position Overview

Reporting to the President of Construction, the Senior Estimator plays a key role in bid analysis, tender strategy development and budget estimation for residential and industrial mixed‑use construction projects. Working closely with internal development and construction teams and external consultants, the estimator will contribute to the strategic selection of subcontractors and financial planning of projects. The role also includes managing another estimator, providing leadership, coordination and oversight to ensure consistency, accuracy and alignment with department objectives.

Responsibilities
  • Analyze bids from subcontractors and suppliers to assess compliance, competitiveness and risk.
  • Prepare comparative bid matrices and strategic recommendations for contract awards.
  • Participate in subcontractor negotiations and finalize contracts.
  • Develop and maintain detailed cost estimates throughout all project phases.
  • Collaborate with design and construction teams to ensure alignment between estimates and project requirements.
  • Identify gaps in design documentation and propose solutions to ensure complete and accurate estimates.
  • Develop the complete structure of a tender package, including all required technical, administrative and commercial documents.
  • Maintain and supervise the structured unit price database and historical cost benchmarks.
  • Contribute to value engineering and risk mitigation strategies.
  • Prepare estimate qualifications and assumptions in accordance with contractual requirements.
  • Support the vendor pre‑qualification process and tender package preparation.
  • Ensure consistency and accuracy of estimate deliverables in line with project financial objectives.
  • Monitor and communicate cost and material trends to inform decision‑making.
  • Schedule tenders based on divisional priorities and oversee submission and award timelines.
Qualifications
  • Bachelor’s degree in Construction Management, Engineering, or a related field.
  • Minimum of 10 years of experience in estimating within the construction or real estate development sector.
  • Proven experience in bid analysis and managing complex tendering processes.
  • In‑depth knowledge of construction systems, materials and market practices.
  • Proficiency in estimating software.
  • Strong analytical, organisational and communication skills.
  • Ability to work independently and influence strategic decisions.
