Reporting to the VP Property Operations the Director Cap Ex is responsible for managing large-scale initiatives to establish standards, ensuring alignment with organizational goals through strategic planning, leadership, and resource allocation. This role requires technical, leadership, and strategic thinking skills to deliver impactful, high- value projects efficiently and sustainably. The Director, Cap Ex transforms complex plans into tangible results, balancing technical precision with creative problem-solving.

Key Responsibilities

• Leading the planning and execution of capital projects for new and existing properties.
• Setting performance metrics and ensuring adherence.
• Managing regulatory compliance and risk factors.
• Reporting project progress and outcomes to stakeholders on program spend against budget.
• Liaise and manage relationships and performance with engineers, technicians, contractors, consultants and in house team in the coordination from start to finish of projects.
• Review and execute on CCDC and vendor contracts.
• Create and manage project plans that align with scope, time, cost, quality and resources.

• Develop, maintain and update training and guidance documents (company policies).
• Develop and maintain a database of all planned capital projects for use in capital planning and project evaluation.
• Ensure compliance with company policies and maintain operational efficiency.
• Exceptional verbal and written communication skills.

Education, Experience and Qualifications:

• Bachelor’s degree or certificate in related field.
• 10 + years of experience in the project management and real estate industry in a similar capacity.
• Be self-motivated with a sense of urgency.
• Excellent time management and organizational skills, with the ability to prioritize and shift tasks quickly as well as to work independently.
• Strong knowledge of the industry.
• Excellent communication skills ,with proven ability in verbal and written communications.
• Leader with proven ability to collaborate in a fast-paced environment.
