Within EY Parthenon, the Transaction Real Estate team is one of the largest integrated real estate practices in Canada, providing strategy, valuation and transaction services to real estate owners, developers, investors, lenders and users. Our national practice helps address complex and demanding challenges, drawing upon our knowledge, experience and insight to help clients implement their real estate strategy.   • Strategic Advisory Services
    • We help clients to achieve their potential from development to disposition of assets and all steps in between, including oversight, governance, highest and best use and portfolio rationalization.
  • Valuation Advisory Services
    • Our team has been involved with some of the largest and most challenging real estate valuations for the purposes of disposition, purchase price allocation of multi-billion dollar transactions, shareholder disputes, butterfly transactions, litigation and restructuring.
  • Transaction Advisory Services
    • We provide an integrated service offering that supports the client through every step of the transaction process from strategy development through to transactionexecution and closing.

Your key responsibilities:

As an Associate (Manager) in our Strategy and Transactions (SaT) Real Estate practice, you will play a leadership role in executing high-impact commercial real estate investment and transaction mandates. You will collaborate with a dynamic national team to deliver strategic insights and drive value for our clients across Canada.

  • Lead and manage a variety of real estate engagements with a strong focus on investment analysis, transaction advisory, and capital markets.
  • Conduct valuation of commercial real estate assets and portfolios to support investment decisions, due diligence, and transaction structuring.
  • Build, review, and maintain complex financial models to assess investment returns, deal feasibility, and capital deployment strategies.
  • Develop and advise on real estate investment strategies for both public and private sector clients, including portfolio optimization and asset repositioning.
  • Analyze market trends, comparable transactions, and economic indicators to support investment underwriting and deal execution.
  • Source, compile, and interpret financial and industry data from databases, public filings, and proprietary sources to support investment theses and transaction rationale.
  • Support buy-side and sell-side real estate due diligence, including financial, operational, and market assessments.
  • Monitor and interpret Canadian commercial real estate market trends to identify investment opportunities and risks.
  • Prepare client-ready presentations and investment memoranda for internal and external stakeholders.
  • Contribute to business development efforts, including proposal writing, pitch preparation, and relationship management.

We are interested in candidates who have:

  • 5+ years of experience in commercial real estate, preferably with a focus on investment, capital markets, or transaction advisory.
  • Undergraduate degree in finance, real estate, economics, or a related field.
  • Progress toward or interest in obtaining an AACI, CFA, and/or CBV designation is an asset.
  • Registration as a Real Estate Broker or Sales Representative is a plus
  • Strong understanding of commercial real estate fundamentals, valuation methodologies, and investment drivers.
  • Proven experience in financial modeling, investment analysis, and transaction support.
  • Excellent project management skills and ability to manage multiple engagements under tight deadlines.
  • Proficiency in Excel, PowerPoint, and financial databases.
  • Collaborative mindset and ability to thrive in a team-oriented environment.
  • Interest in working with a diverse client base across public and private sectors.

The successful candidate for this position will have strong written and verbal communication/presentation skills, superior analytical skills, demonstrated project and/or people management skills and have been recognized for their participatory attitude and high levels of creative energy and enthusiasm.
