The Assistant Property Manager plays a key support role in the day‑to‑day operations of a residential community. Working closely with the Property Manager, this position assists with leasing activities, resident relations, financial administration, and maintenance coordination to ensure smooth property operations and a positive resident experience. The Assistant Property Manager helps drive occupancy and retention, supports compliance with tenancy legislation, and contributes to a collaborative, high-performing on‑site team that reflects Mainline Living’s people‑first culture.

This position is based out of our Lavida apartment community in Kelowna, BC.

Key Responsibilities
  • Support the Property Manager with daily property operations, administration, and reporting.
  • Maintain accurate resident records, leases, and documentation in compliance with company standards.
  • Assist with rent collection, arrears follow‑up, and lease renewals.
  • Act as a primary point of contact for resident inquiries, concerns, and complaints, ensuring timely resolution.
  • Coordinate communication between residents, contractors, vendors, and internal head office teams.
  • Conduct property tours, respond to leasing inquiries, and support leasing efforts to achieve occupancy targets.
  • Process rental applications, verify references, and prepare lease agreements.
  • Coordinate maintenance requests, track open work orders, and follow up to ensure completion and resident satisfaction.
  • Ensure show suites and common areas are well maintained and presentable.
  • Support resident engagement initiatives and community‑building events.
  • Build and maintain positive relationships with residents, service providers, and internal stakeholders.
  • Ensure compliance with fire safety regulations, Occupational Health & Safety standards, and company policies.
Qualifications and Experience
  • 3–5 years’ experience in residential property management, leasing, or administration.
  • Post‑secondary education in business, real estate, or a related field preferred.
  • Proven ability to support occupancy, arrears, renewals, and resident satisfaction goals.
  • Strong administrative and organizational skills with attention to detail.
  • Basic understanding of budgeting, rent rolls, and financial reporting.
  • Excellent customer service and communication skills.
  • Experience supporting leasing activities and resident relations.
  • Knowledge of BC Residential Tenancy Act and property operations.
  • Proficiency in Yardi, SuiteSpot, or similar property management software.
  • Skilled in Microsoft Office Suite (Word, Excel, Outlook).
  • Team‑oriented, adaptable, and able to manage multiple priorities.
  • Valid driver’s license and reliable transportation.
  • Willingness to occasionally work evenings or weekends as needed.
