Northcrest is a wholly owned subsidiary of the Public Sector Pension Investment Board (PSP). PSP is one of Canada’s largest pension investment managers, responsible for the pension plans of the federal public service, the Canadian Armed Forces, the Royal Canadian Mounted Police, and the Reserve Force. PSP purchased the Downsview Airport Lands from Bombardier Aerospace in 2018 and established Northcrest in the same year.

Core Accountability
Reporting to the Manager, the Analyst will support execution of asset management strategies, make leasing and major capital recommendations, and prepare analytics, presentations, and internal/external reporting. This role is ideal for a highly analytical professional who is strong in financial modeling, data‑driven decision‑making, and real‑estate operations.
Primary Responsibilities
Asset Strategy
- Manage the development, implementation, and ongoing refinement of asset business plans.
- Monitor and evaluate property performance, financial results, and operational KPIs, proactively identifying risks and opportunities.
- Collaborate with Property Management to monitor property performance, identify operational improvements, and implement corrective actions as needed.
- Assist with annual budgeting and capital planning, providing analytical insight into expense management, revenue optimization, and long‑term value creation.
- Support the preparation, development and implementation of asset management strategies.
- Perform financial modelling and analysis to support investment and asset management decisions.
- Analyze market trends and economic data to inform asset management & investment strategies.
- Support the preparation of materials for investors, lenders, and joint venture partners, including asset summaries, lender packages, and performance updates.
Valuation Management
- Manage quarterly valuation cycles across the project, coordinating both internal oversight and external appraisal reviews.
- Critically review valuation modeled assumptions, assess the appropriateness of applied methodologies, key assumptions, yields, and investment metric selections.
Leasing
- Support the team in evaluating leasing opportunities, leasing analytics.
- Participate in due diligence, underwriting, and business case preparation for potential lease deals.
Administrative Support
- Maintain financial and operational records.
Professional Requirements
Education
- Undergraduate or post‑graduate University Degree in Business Administration, Accounting, Finance, or related preferred.
Experience, Knowledge & Skills
- 2-3 years of experience in asset management, real‑estate development or commercial leasing in a comparable environment with demonstrated underwriting, reporting, cost control, budget planning, team building, and leadership accomplishments.
- Knowledge of common building operational policies and procedures.
- Effective decision‑making and problem‑solving abilities with demonstrated success in developing and implementing asset management plans, and the ability to promote and foster teamwork, organizational performance and continuous improvement, as well as proactively communicate, plan and organize work with minimum direction.
- Strong verbal and written communication skills, including capability to effectively communicate complex technical matters in easy to understand terms.
- Demonstrated ability to work with a wide variety of internal and external stakeholders.
- Curious, entrepreneurial, self‑starter with the ability to motivate and engage direct and indirect team members, consultants, and stakeholders.
- Ability to understand, contextualize and balance the advancement of initiatives with the costs associated with investment.
- Develop and maintain appropriate reports and ensure regular and effective communications with key internal and external stakeholders.

Salary Range: $75,000 - $100,000
