Job Description

We are seeking a Sr Analyst Lease Management to join American Tower's GBS Lease Management COE – QA team.

The Lease Management group includes Tenant and Ground Lease Process Excellence leaders, who drive alignment on lease abstraction processes and accompanying guideline documentation, and multiple Service Delivery finance teams from across the globe, each responsible for determining and maintaining the correct values for lease and payment data points in Oracle, payment / billing generation, and month end preparation and reporting.

The Sr Analyst Lease Management will obtain appropriate supporting documentation, partner cross-functionally and lead contract-related projects and audits in accordance with the company policies and relevant GAAP guidance.

The incumbent will analyze requests to change terms of existing contracts and support internal customers with post-revision financial information in accordance with internal guidelines.

The Sr Analyst Lease Management will be able to understand and interpret high volumes of lease data and be able to summarize into a value-added analysis supporting financial close deliverables.

The Sr Analyst Lease Management will design and implement training initiatives for other analysts and stakeholders and will identify lease data integrity issues and recommend solutions to improve the accuracy of data and timeliness of financial reporting.

The incumbent will build effective partnerships with the TTG's Ground and Tenant lease accounting teams, the abstraction groups, and regional finance teams to ensure that close and financial reporting meets the needs of each market.

Critical to the effectiveness of this role is the incumbent's understanding of the Company's policies, operating procedures, systems, and relevant lease accounting guidance (ASC 842 and IFRS 16).

The incumbent will also need an understanding of each country's close and reporting needs.

Responsibilities

Prepare reports and financial presentations by collecting, analyzing, and summarizing contract information.

Review key business terms of various contracts to support internal customers' needs :

Review and interpret leases to identify financial clauses that help assess and manage the Company's financials, including various contract terms such as term, termination rights and billing amount.

Analyze requests to change terms of existing contracts; support internal customers with post-revision financial information.

Clarify and resolve contract interpretation and pricing questions with internal teams.

Coordinate on contract terms and provisions with other departments.

Perform complex contract research for management team.

Perform quality assurance on loaded contracts to ensure that financial terms were processed correctly; communicate findings to various business partners.

Provide data and calculations to support internal and external audit requests.

Lead cross-organizational projects impacting land and tenant lease data; effectively communicate processes and collaborate on best practices.

Identify, and review with peers, situations when accounting guidelines present multiple interpretations for a particular lease and elevate to Manager for resolution as necessary; offer ideas for resolution to correct exceptions and prevent recurrence of issues going forward.

Stay informed about current Company practices and guidelines, including lease accounting guidance, master lease governance, and commencement date determination, to administer lease documents appropriately in the Oracle system.

Train new employees on processes and procedures; update training manual to reflect current procedures.

Develop relationships with the Lease Abstraction, Lease Administration, Land Management, Legal, Landlord Relations, and Finance departments to implement and / or support process improvement and develop best practices.

Execute clean-up plans to correct lease data and collaborate with key stakeholders to ensure data accuracy aligned with best practices and supporting guidance, including SOPs (Standard Operating Procedures).

Other duties as assigned.

Qualifications

Bachelor's degree required, with a concentration in either Audit, Accounting, or Finance preferred.

CA / CMA / CPA highly recommended.

Minimum 5 years' experience in billing, contract management, or finance required.

Oracle Experience Strongly Preferred.

Ability to read and interpret complex contracts with multiple amendments and ensure the accounting complies with the Master Lease agreements and in accordance with Lease Accounting guidance.

Excellent attention to detail and strong system and analytical skills; able to understand complex processes.

Strong computer skills, including Microsoft Office suite.

Self-motivated; able to work independently to complete tasks and respond to department requests and collaborate with others to utilize their resources and knowledge to identify high-quality solutions.

Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively.

Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.

Strong organizational skills; ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast-paced environment.

Approximately 5% travel may be required in support of the position's responsibilities.
