JobSummary

We areseeking an experienced Quantity Surveyor with strong expertise in landscapeworks, swimming pools, and interior fit-out projects. The ideal candidate willhave solid UAE experience and be capable of managing full QS functions,including cost estimation, BOQ preparation, variations, valuations, andsubcontractor management. The role requires close coordination with project,procurement, and site teams to ensure accurate cost control and commercialcompliance across all project stages.

KeyResponsibilities

CostEstimation & Budgeting

• Preparedetailed cost estimates for landscape, pool, and interior fit-out works.
  
• Reviewdrawings, specifications, and project scope to produce accurate BOQs.
  
• Conductquantity take-offs for softscape, hardscape, irrigation, pools, MEPelements, carpentry/fit-out items, and finishing materials.
  
• Developcost plans and forecasts based on UAE market rates.
  
• Preparetender documents, pricing sheets, and technical commercial proposals.
  
• Evaluatesubcontractor and supplier quotations for accuracy and compliance.
  
• Preparecomparison statements and recommend suitable subcontractors.
  
• Assistprocurement in identifying material alternatives and value-engineeringoptions.
  

ContractAdministration

• Prepareand review subcontractor and supplier contract agreements.
  
• Managevariations, change orders, and claims with full technical justifications.
  
• Ensurecontract compliance and monitor project costs against approved budgets.
  
• Handleinterim payments, final accounts, and subcontractor bill certifications.
  

SiteCoordination & Measurement

• Conductsite visits to verify quantities, progress, and completed work.
  
• Coordinatewith site engineers to confirm measurements and resolve discrepancies.
  
• Maintainaccurate documentation for as-built quantities and material usage.
  

Reporting& Documentation

• Preparemonthly cost reports, cash-flow projections, and cost-to-completeanalysis.
  
• Maintainall commercial correspondence, QS records, and documentation.
  
• Providecommercial insights during project meetings and advise on cost impacts.
  

Requirements

Qualifications& Requirements

• Bachelor’sdegree in Quantity Surveying, Civil Engineering, or a related field.
  
• 2-3 years of UAE experience in quantity surveying roles.
  
• Strongexperience in landscapes, pools, and interior fit-out (mandatory).
  
• Excellentknowledge of measurement methods, BOQ preparation, and cost control.
  
• Strongunderstanding of UAE construction materials, specifications, andpractices.
  
• Proficientin MS Excel; knowledge of AutoCAD and QS software (CostX, Candy) is anadvantage.
  
• Strongcommunication, analytical, and negotiation skills.
  
• Abilityto work under pressure and meet deadlines.
  

PreferredSkills

• Experiencewith luxury villa landscaping, high-end fit-outs, or complex poolprojects.
  
• Knowledgeof FIDIC and UAE construction contract practices.
