Job Description

• Manage all tenant relations, including leasing, renewals, handling complaints, and resolving disputes
• Maintain high levels of tenant satisfaction and occupancy rates
• Conduct property viewings and manage tenant onboarding processes

Lease Administration

• Draft, review, and manage lease agreements according to UAE tenancy laws
• Ensure timely lease renewals, documentation accuracy, and rent structures compliance

Property Maintenance and Safety

• Oversee maintenance, repairs, and service contracts for all managed properties
• Coordinate with vendors, contractors, and service providers
• Implement and monitor health, safety, and security protocols per UAE regulations
• Prepare and manage CAPEX and OPEX budgets
• Monitor rent invoicing, collection processes, arrears, and follow up on overdue payments
• Track utility consumption and implement cost-saving measures

Marketing and Occupancy

• Monitor property vacancy rates and create marketing strategies to achieve full occupancy
• Coordinate property promotions with the marketing team

Compliance and Reporting

• Ensure properties comply with UAE municipality guidelines and real estate regulations
• Utilize property management software for leasing, maintenance tracking, and financial reporting
• Provide regular reports on occupancy, maintenance, financial status, and property condition to management

Staff Supervision and Development

• Supervise property management team members including administrators, maintenance staff, and support teams
• Provide training, guidance, and performance evaluations

Other Responsibilities

• Build and maintain strong relationships with landlords, tenants, and key stakeholders
• Identify opportunities for property value enhancement and propose improvement projects
• Stay updated on UAE real estate laws, regulations, and market trends

Desired Candidate Profile

Education:

• Bachelor's degree in Real Estate, Property Management, Business Administration, Facilities Management, Civil Engineering, or a related field

Experience:

• Minimum 5 years of experience in property management or real estate operations
• Experience handling residential, commercial, or mixed-use properties
• Strong knowledge of UAE tenancy laws and municipality regulations
• Awareness of HSE laws, building codes, and fire safety regulations in the UAE

Technical Skills:

• Proficiency in property management software and data management systems
• Solid understanding of building systems (HVAC, plumbing, electrical) and preventive maintenance planning
• Budgeting and financial reporting experience (CAPEX, OPEX, rent collections)

• Strong tenant relationship management skills
• Excellent communication and interpersonal abilities
• Ability to analyze problems and offer practical solutions quickly
