Job Purpose
The Manager - Planning will be responsible for managing project schedules, programme baselines, and progress tracking across assigned developments, ensuring alignment between design, procurement, and construction activities. The role involves developing detailed schedules, monitoring progress, flagging variances, and supporting project teams with program control tools and reporting. It enables informed decision-making by providing clear planning data to the Senior Manager – Project Development.
Key Accountabilities
- Prepare detailed project schedules covering design, procurement, authority approvals, and construction activities.
- Develop activity sequencing, dependencies, resource loading, and phasing logic using Primavera P6.
- Establish baseline schedules in coordination with internal teams and consultants.
Design & Pre-Construction Planning Support
- Gather planning inputs from design teams, consultants, and internal stakeholders.
- Confirm schedule readiness before tender release, including IFC availability and authority sequencing.
- Highlight early planning risks that may affect procurement or execution.
Authority & External Stakeholder Coordination
- Incorporate authority approval timelines into schedules, including Sharjah Municipality, SEWA and Civil Defense.
- Track dependencies related to utilities tie-ins, road openings, inspections, and certification milestones.
Construction Progress Tracking & Reporting
- Monitor site progress against baseline schedules and report variances with clear action recommendations.
- Validate progress updates submitted by contractors, checking logic, sequencing, and earned progress.
- Prepare weekly and monthly dashboards, critical-path analyses, and recovery recommendations.
- Coordinate programme interfaces across infrastructure, building plots, public realm works, and handover stages.
- Support replanning when sequencing is impacted by external dependencies or scope changes.
Planning Systems & Documentation Control
- Maintain schedule versions, baseline records, progress logs, and documentation.
- Support configuration control of planning data across project phases.
Educational Qualification, Work Experience, and Skills Required
Educational Qualification & Certifications
- Must have a Bachelor's Degree in Civil Engineering, Construction Management, or related discipline.
- PMP or equivalent training is an advantage.
Work Experience
- Must have 6-10 years of planning experience within UAE real estate, mixed-use, or infrastructure projects.
- Must have experience in developing and monitoring schedules across design and construction stages.
- Exposure to contractor schedules, progress validation, and delay analysis.
Skills required
- Proficiency in Primavera P6 and programme development for multi-phase developments.
- Understanding of design, procurement, and construction sequencing logic.
- Ability to validate contractor schedule submissions and progress updates.
- Knowledge of UAE authority approval timelines and related milestones.
- Strong analytical and reporting capabilities for leadership decision support.
- Ability to manage multiple schedules and dependencies in parallel.
- Structured documentation, data management and version control discipline.
