Title: Head of Residential & Commercial - Property Management

Job Purpose:
The Head of Residential & Commercial Property Management is responsible for overseeing the operational and financial performance of the residential and commercial property portfolio. This role leads a team of property and facility management professionals, ensures high levels of tenant satisfaction, drives occupancy and revenue targets, and maintains compliance with all regulatory and company standards.
Responsibilities
- Develop and implement strategies, budgets, and operational plans for residential property management, aligned with corporate goals and asset plans.
- Lead, mentor, and manage the residential property team to achieve KPIs, ensure service excellence, and support professional development.
- Oversee day-to-day operations, including leasing, rent collection, maintenance, tenant relations, and renewals.
- Monitor market trends to optimize rental rates, occupancy levels, and service standards, maximizing asset value and tenant retention.
- Implement and maintain policies, procedures, and internal controls, ensuring compliance with legislation and best practices.
- Foster strong tenant relationships through responsive communication and problem-solving.
- Oversee budgeting, financial reporting, and expenditure control; approve vendor contracts and major expenses.
- Coordinate with facilities management, legal, finance, and leasing teams to ensure seamless operations.
- Manage vendor relationships and supervise contracted services to maintain property upkeep and resident satisfaction.
- Lead property enhancement initiatives, capital improvements, and sustainability practices.
- Handle escalated tenant concerns, legal matters, disputes, and crisis situations effectively.
- Prepare and present regular reports on portfolio performance, occupancy, tenant satisfaction, income, and risk areas.
- Identify and develop new business opportunities or service offerings within the residential portfolio.
Qualifications
- Bachelor’s degree in Property Management, Business Administration, Real Estate, or related field; Master’s degree is an advantage.
- Professional certifications in property management (e.g., CPM, RICS) highly preferred.
Experience & Competencies
- Minimum 8–10 years of progressive experience in residential property management, with at least 4 years in a leadership/management role.
- Demonstrated success managing large-scale residential portfolios and multi-disciplinary teams.
- Strong knowledge of local property laws, residential lease structures, and housing regulations.
- Financial acumen: budgeting, forecasting, rent setting, and cost management.
- Excellent leadership, communication, and conflict resolution skills.
- Proficiency in property management software and MS Office.
- Strong customer orientation and ability to manage diverse stakeholders.
- High integrity, organizational capability, adaptability, and results-focused.
