The primary role of this role is to develop, maintain, and optimize the project timeline to ensure all deliverables and construction phases are completed efficiently, on time, and within budget. This role will be the central hub for project coordination.
Responsibilities
- Schedule Development & Management: Create detailed project schedules (often using the Critical Path Method or Gantt charts) that break down all architectural and construction work into manageable tasks, assign durations, and identify dependencies.
- Progress Monitoring: Continuously track actual progress against the initial baseline schedule, identifying any deviations or bottlenecks.
- Risk Analysis & Mitigation: Identify potential delays or conflicts early on, analyze their impact, and recommend mitigation strategies to senior leadership and project managers.
- Resource Coordination: Optimize the allocation of labor, materials, and equipment to prevent idle time and bottlenecks, often using resource-loaded schedules.
- Contract Administration Support: Assist project architects with preparing tender documents, evaluating claims (such as extension of time submissions and variation claims), and drafting contractual letters, notices, and instructions.
- Communication & Reporting: Serve as a central point of contact to facilitate clear communication among clients, consultants, contractors, and internal teams. They prepare and present reports and dashboards to various stakeholders.
- Enhancing Processes: Analyze past project data to refine scheduling strategies and improve overall project efficiency and predictability.
Requirements
- Bachelor’s degree in Business, Engineering, Architecture, Construction, or related field
- Relevant certifications on Project Management.
- Minimum 5 years of relevant experience in the CSA industry.
- Software Proficiency: Expertise in industry-standard scheduling software is crucial, such as Primavera P6, Microsoft Project, or specialized construction scheduling tools.
- Analytical Skills: Strong ability to analyze complex data, assess risks, and perform "what-if" scenarios to aid decision-making.
- Communication & Stakeholder Management: Excellent written and verbal communication skills to align diverse teams and stakeholders on project timelines and expectations.
- Organizational Skills: Meticulous attention to detail to manage multiple concurrent tasks and ensure project documentation is thorough and accurate.
